Weekend Opens (6/1-6/2/19)

By Dave Fratello | June 1st, 2019

We're going to talk a bit about ocean views and glorious windows in this post, but please don't blame us if the marine layer never lifts and we're all hanging around in foggy conditions all weekend. We're just tryin' to talk about houses.

As is often the case, we have more in our video this week beyond open houses; listings that are not going to be publicly open but which you can preview in the video include 405 S. Prospect, 207 S. Poinsettia and 966 Rosecrans (which is also not on the MLS). See the video here:

Email subscribers may need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello and Edge.

Sand Section

709 Bayview Drive Manhattan Beach CA709 Bayview (2br/3ba, 1765 sqft.) is all about the views.

Yes, it's a house. (A townhouse.)

But those views! Climb to the top. You'll wonder if you're on some kind of helipad. There are not, and will not be, any view blocks to the west. If it's at all clear on Sunday, you might see Hawaii.

(Science note: No. You won't. We're just trolling flat-earthers again.)

709 Bayview Drive Manhattan Beach CAThe structure is nearing 40 years old (not so old!) and benefits from a remodel, echoing a style we have heard called "shabby chic."

709 Bayview Drive Manhattan Beach CAWhat that means is there is a bit of a modern character, and a bit of a rustic character, some rough edges, some quaint details.

Roughest of all is the condition of the hardwood floors, particularly on the stairs. There are scratches, scuffs, areas of worn-away stain. It's almost as if people have lived in the house. They just haven't made the repairs yet. (A bit of sanding and re-staining during the transition between owners is not a hard job.)

The big plus of the home, besides views, is location, midtown just a few blocks south of downtown. Its limitation is having 2br rather than 3 or more.

Worth noting: For about the same price, Dave's nearby off-market listing at 317 9th is a nearly new half-lot walkstreet home even closer to downtown. See it online here.

709 Bayview Drive Manhattan Beach CAMore from the official description of 709 Bayview:

"Breathtaking unobstructed and panoramic views! ... Incredible location- only 2 short blocks to the Beach and Downtown Manhattan. The home has 2 Master Bedrooms, 2.5 Baths, unbeatable ocean views, and is truly spectacular! The top story is a show stopper- it has an open floor plan including the Gourmet kitchen that's open to the living room and dining room. The glass deck doors off the living room slide into the wall, making that whole side of the house completely open to enjoy the best of indoor/outdoor living. The living room features built in cabinetry and a cozy gas fireplace. The kitchen is impressive with top of the line appliances and other bonus features such as a double oven, 6- burner Viking stove, built-in wine rack, pasta water faucet, GE ice maker, and water filter- a dream for someone who likes to cook with a huge view! There is also a built-in office nook and 1/2 bath on the top level. The middle level includes both Master bedrooms... The first level is the 3 car garage, laundry room, and bonus room that could be used for storage or an office or workout room. There are no power lines in front of the home so you get a unobstructed view from Palos Verdes to Malibu."

709 Bayview begins at $3.899M and is open Sun. 1-4pm.

2904 Alma2904 Alma Avenue Manhattan Beach CA (4br/4ba, 2420 sqft.) is a North End townhome with views mainly off the balcony.

From the official description:

2904 Alma Avenue Manhattan Beach CA"This elegant, totally detached front town home stands apart from neighboring properties due to its unique architectural design, reminiscent of charming French Normandy. To avoid lugging shopping bags to the kitchen there is a two stop dumb (smart) waiter from the garage level to the kitchen. Take in the ocean views from the center island and breakfast bar. 6 burner Viking range /double ovens, wine refrigerator, built in 48” refrigerator and breakfast table area complete the kitchen amenities. There are 3 bedrooms and a large office/guest room with doors to the back patio. Tree Section

2005 Pine2005 Pine Avenue Manhattan Beach CA (4br/3ba, 3500 sqft.) is a 4br, 3000+ sqft. Tree Section home, which would put it "right down the middle" in terms of the general market for family homes west of Sepulveda.

But!

You haven't quite seen this layout before, or its details. The 1995 build is playfully, proudly different.

We love how the official description calls it "an inspired and slightly mischievous take on classic Cape Cod design." Mischievous! (There's more; enjoy the whole description below.)

2005 Pine Avenue Manhattan Beach CAThe home has a side entry, and an office/bedroom in front. You do get the traditional great room layout in back, with a dedicated casual dining area surrounded by mulit-paned/divided windows.

2005 Pine Avenue Manhattan Beach CABoy o boy, get used to those windows. Every room seems to have them, lots of them. It creates a dramatic effect. Lots of little windows, within lots of big frames for lots of windows. The effect is bold in the kitchen, but you get it everywhere.

The floorplan puts an office downstairs at the front (with what on 3 sides? windows!), and they're counting that as bedroom #4 although it appears to lack a closet other than a built-in unit. It is honestly tough to consider as a sleeping room without covering up all the (wait for it...) windows.

There's also a small formal living room plus formal dining room on the first floor, in addition to the family room in back and dedicated casual dining area (surrounded by... oh you know). The modestly sized, typical Tree Section backyard is largely paved.

2005 Pine Avenue Manhattan Beach CAThe master has high ceilings and visible beams, but perhaps the most surprising part is... stick with us... the windows surrounding the master bath. The bath has something of a balcony-like overlook down to the kitchen and family room. (You can make it out in this photo showing the 2 master bath sinks looking south the French doors, which look down to the kitchen.)

The 2 other bedrooms upstairs share a bath, which has one door directly into one of the bedrooms.

More from the official description:

2005 Pine Avenue Manhattan Beach CA"Positioned amongst the mature growth of Magnolia, Cherry, Jacaranda & other varieties, this statuesque Tree Section home is an inspired and slightly mischievous take on classic Cape Cod design. Light streams in and fills the residence with an overwhelming sense of optimism through custom windows allowing the beauty of Manhattan Beach’s year-round comfortable climate a chance to flow through the indoor/outdoor spaces. Admire the proportions of each section within the dwelling from the dramatic over-exaggerated wall of natural light above the kitchen to the delicate yet complimentary whimsical octangular [sic] breakfast nook surrounded by gardens. Turn around and notice the minstrels balcony high above the cook’s room offering amusement and bold reminder that the focal point of the home is the inviting kitchen. The painterly play of light & shadows the trees enthusiastically emit flickering throughout the countless windows abstract special details, beamed ceilings, columns and the playfulness of this defiantly traditional space."

2005 Pine begins at $2.679M and is open Sat. 2-4pm & Sun. 1-4pm.
