Weekend Opens (6/1-6/2/19)

We're going to talk a bit about ocean views and glorious windows in this post, but please don't blame us if the marine layer never lifts and we're all hanging around in foggy conditions all weekend. We're just tryin' to talk about houses.

Sand Section

Yes, it's a house. (A townhouse.)

But those views! Climb to the top. You'll wonder if you're on some kind of helipad. There are not, and will not be, any view blocks to the west. If it's at all clear on Sunday, you might see Hawaii.

(Science note: No. You won't. We're just trolling flat-earthers again.)

Roughest of all is the condition of the hardwood floors, particularly on the stairs. There are scratches, scuffs, areas of worn-away stain. It's almost as if people have lived in the house. They just haven't made the repairs yet. (A bit of sanding and re-staining during the transition between owners is not a hard job.)

The big plus of the home, besides views, is location, midtown just a few blocks south of downtown. Its limitation is having 2br rather than 3 or more.

Worth noting: For about the same price, Dave's nearby off-market listing at 317 9th is a nearly new half-lot walkstreet home even closer to downtown. See it online here.

Tree Section

2005 Pine2005 Pine Avenue Manhattan Beach CA (4br/3ba, 3500 sqft.) is a 4br, 3000+ sqft. Tree Section home, which would put it "right down the middle" in terms of the general market for family homes west of Sepulveda.


You haven't quite seen this layout before, or its details. The 1995 build is playfully, proudly different.

We love how the official description calls it "an inspired and slightly mischievous take on classic Cape Cod design." Mischievous! (There's more; enjoy the whole description below.)

2005 Pine Avenue Manhattan Beach CAThe home has a side entry, and an office/bedroom in front. You do get the traditional great room layout in back, with a dedicated casual dining area surrounded by mulit-paned/divided windows.

2005 Pine Avenue Manhattan Beach CABoy o boy, get used to those windows. Every room seems to have them, lots of them. It creates a dramatic effect. Lots of little windows, within lots of big frames for lots of windows. The effect is bold in the kitchen, but you get it everywhere.

The floorplan puts an office downstairs at the front (with what on 3 sides? windows!), and they're counting that as bedroom #4 although it appears to lack a closet other than a built-in unit. It is honestly tough to consider as a sleeping room without covering up all the (wait for it...) windows.

There's also a small formal living room plus formal dining room on the first floor, in addition to the family room in back and dedicated casual dining area (surrounded by... oh you know). The modestly sized, typical Tree Section backyard is largely paved.

2005 Pine Avenue Manhattan Beach CAThe master has high ceilings and visible beams, but perhaps the most surprising part is... stick with us... the windows surrounding the master bath. The bath has something of a balcony-like overlook down to the kitchen and family room. (You can make it out in this photo showing the 2 master bath sinks looking south the French doors, which look down to the kitchen.)

The 2 other bedrooms upstairs share a bath, which has one door directly into one of the bedrooms.
