Weekend Opens (6/10-6/11/17)

Oh boy, school's almost out and the kids can taste it. Here's hoping your Summer calendar is filled up.

Dave-fratello-softballWe often begin the Summer with a couple of traditions.

This Sunday, the office is closed for important business on the diamond. It's the annual Parents' Softball Classic, a fund-raising event for the MBX Foundation (supporting student sports) in which parents from local schools compete in an all-day tourney. (Can we just say "play?" Well, it is a tournament. They'll crown a champion.)

Dave's serving as director of the tournament this year after being an understudy last year. Both MB Confidential and our local-news website DigMB are sponsors.

If you're not involved but want to see any part of the action, we'll have the snack stand open with burgers all day. The final begins at 4:15pm.

Real estate may well head into a Summer slumber soon (TBD). You see a slower pace in new listings already. Inventory is a fairly steady around 100 still, but we do see plenty of new escrows coming through. We'll see if this year follows the typical pattern of slower activity.

Sand Section

324 17th Street Manhattan Beach CA324 17th (4br/5ba, 3625 sqft.) is a 2009 custom-built modern near the crest of the hill on the 17th St. walkstreet east of Highland.

It's a light touch. Neither too stark nor too complex, it features a very open top floor with a design twist. That twist is that, in addition to a front deck, the home has a central open deck area just off the kitchen and then a full second family room/den in the back of the house. It's a unique choice to set that extra room off on its own, but it works.

It appears that the slope of the lot is steep toward the rear portion, as the garage and ground floor are almost a basement space, then there are two levels above ground at the front, walkstreet level. This means that the top floor is only at a second-floor height, though it does get views down the walkstreet and to the west over under-height buildings.

413 15th Street 1 Manhattan Beach CA413 15th (3br/4ba, 1775 sqft.) is a modest '03 Mediterranean TH. For neighbors, they've got the post office to the east and a 1980s TH on the market now at 405 19th (asking a bit more at $2.299M). Across 15th, the city hall parking lot and police/fire station make for stable neighbors that don't block the views toward PV.

Obviously, and as the listing description emphasizes, this is a heart-of-town location, walkable to everything. Not so much emphasized: 15th gets its fair share of traffic. More from the official description:

East MB

29 CAtalina Court Manhattan Beach CA29 Catalina Ct (2br/2ba, 1475 sqft.) is a very nicely modernized Village TH. From the official description:

7 Nantucket Place Manhattan Beach CA7 Nantucket Pl (2br/2ba, 1450 sqft.) is a fairly large and single-level Village TH. It's updated from its 80s beginnings, but with a bit of a formal style that may not be everyone's cup of tea. From the official description:

"[S]ingle level Plan Five townhome in the exclusive gated community of Manhattan Village and perfectly positioned in a desirable cul-de-sac location. The rich warmth of the kitchen is balanced by the use of stainless steel appliances, granite counters, center island, antiqued cabinetry and an informal dining area.
