Sunday Opens (6/14/15)

The big local private school wrapped up this past week, and public schools are on autopilot now, with dismissal just days away. You can already hear the teachers and kids singing to themselves, "School's Out For Summer."

For many MB families, this will be the last weekend in town for a while. If you're off, we'll say bon voyage, and keep in touch online.

Looking to get into MB? There are about 10 weeks till school starts again. (Don't tell the kids it's so soon.) That home search is heating up along with the afternoons.

Tree Section

2313 Pine Avenue Manhattan Beach CA2313 Pine (4br/4ba, 3850 sqft.) is an early-90s, pre-ZORP house, Miami/Spanish home that's just been totally redone with a modern flair.

The story goes that the home, looking dated but fairly clean, sold in Dec. 2014 (for $2.400M) to a family with a vision to remodel. And remodel they did. But now circumstances have them leaving MB, and with a need to sell the newly completed home. So it's not a "flip" in any traditional sense.

You get things here you would not get in a newer Tree Section home: 3 complete levels plus a large yard. (For the Trees.) A formal living room up front, family room in back and kids' playroom/living room downstairs – opening to the yard – bonus family spaces. (Under today's codes, that third level would be a basement without legitimate outdoor access.)

Similarly, the master bath has gotten the full glass-and-white-marble treatment, a complete update. And a house with this much space might well be expected to have the his-and-hers master closets found here.

The home's modern turns are softened considerably by the "distressed" white oak flooring throughout, a good contrast that keeps the home warm in overall feeling.

It's been opened up now so that there is, effectively, a small bedroom plus two adjoining playroom/kids' living rooms. (Though there's a bunk bed in that "small bedroom," there's no window, and the listing does not seem to officially count it as a 5th bedroom.)

The yard's been turfed in a droughtwise fashion with artificial grass.

It's a lot of custom Tree Section house for the money. For reference, you could compare it to the similarly located, dolled-up Cape Cod at 2101 Walnut (5br/4ba, 3400 sqft.) that's said to be in escrow a tad over its $3.100M list price.

636 12th Street Manhattan Beach CA636 12th (5br/6ba, 4325 sqft.) is new construction on the South Martyrs Hill, a unique pocket of the Tree Section with Sand Section-like zoning, Hill Section views and great proximity to downtown.

This home is a wide-open, modern "Plantation" style home with no walls to speak of among the top-floor common rooms, including sparkling kitchen.

Views out the back are dramatic – you see for miles to the south, with some MB Hill Section in sight, plus lots of PV and Santa Monica Bay. Super and somewhat unexpected.

Mostly you may have seen this home in "pending" status for the past few months, with nothing more than renderings to show it off. Recently the deal they had went away, and now the home has been professionally staged and photographed, and prepared for its first public open houses. Definitely worth a look.

Promoting recyclying: The same agents listed this lot for sale last year (click for the old listing) and used much of the same language, including the phrase "Metlox changed everything," and referring to the American Martyrs area being on a "rise in desirability." Still true, so why rewrite?

East MB

1631 19th Street Manhattan Beach CA1631 19th (5br/4ba, 3475 sqft.) is new construction near the middle school and Polliwog Park. From the official description:

1150 2nd Street Manhattan Beach CA1150 2nd (4br/4ba, 3700 sqft.) is a lightly remodeled Spanish up on a flag lot/shared driveway among 3 houses sharing a 2nd St. address. This one is the middle of the 3, insulated from the traffic at 2nd by one home to the north. From the official description:
