Tree Section

1406 Laurel1406 Laurel Avenue Manhattan Beach CA (5br/6ba, 4550 sqft.) is an '06 Mediterranean in a treasured neighborhood.

The 3-story floorplan offers a guest bedroom along with a bonus room on the lowest level, bedrooms up top and most living spaces on the middle level. (Up a notable number of stairs.)

1406 Laurel Avenue Manhattan Beach CAThe stylistic remodel here goes a long way to showing how softening a Mediterranean can be done effectively, without necessarily trying to go all the way to whitewashing and converting a Mediterranean into a Spanish. (Sometimes it works, other times the attempt clangs.) It should be a case study in how to add personality and minimize the frilliness or excesses of the style.

The home has an interesting history of reselling for much less than its new construction price. In late 2006: $2.825M new. In May 2012, $2.375M (-$450K from acquisition). We haven't had a lot of those comparisons to make recently.

2306 Pacific2306 Pacific Avenue Manhattan Beach CA (5br/4ba, 3520 sqft.) is a 2001 Cape Cod with a somewhat oversized lot/backyard. It's a simple walk along the sidewalk to Pacific elementary, which few others in the area can say. (Sidewalk!?)

319 24th319 24th Street Manhattan Beach CA (3br/4ba, 1900 sqft.) is a 2005 TH with ocean views. It last sold in Jan. 2018 off-market for $2.815M, but here it is looking for someone new. (And a bit more money, at $2.990M.)

The home's at the corner with Ardmore overlooking the greenbelt and the playing fields at Robinson.
