Weekend Opens (6/16-6/17/18)

Dads. They're half the reason you're here today. Be sure and be nice to them on their holiday Sunday.

Now, if you and Dad are taking a little break out of town (desert, beach, mountains?) then you're doing it right. The kids think it's because school's out, but you know it's really to honor Dad.

If you're around, though, or looking to make the move to Manhattan Beach, we've got a few open houses for you new this week.

As we begin Summer, the pace of new listings typically slows. Inventory is still hanging around 100 and might creep up through July. We'll see. Well-priced and desirable homes continue to sell very quickly, so if you're in the market, don't dawdle.

Sand Section

436 7th436 7th Street Manhattan Beach CA (4br/4ba, 3050 sqft.) is a custom-built 2-story Cape Cod on one of the great flat family walkstreets of the South End.

The floorplan puts all of the common spaces on one open first floor, with an office tucked in back. The front patio features a covered area, paved seating area and a smidgen of artificial turf and flowers, surrounded by a picket fence.

Upstairs, the master suite is in front, one full suite in the middle and two bedrooms in the back sharing a hallway bath.

436 7th Street Manhattan Beach CAClean and sharp as it stands, the '03 home isn't desperate for updates, though some buyers may look to make upgrades for personal taste.

It's hard to get on the walkstreets under $5M these days, with land sales in the mid-to-high 3's. Here's an option that's neither too big nor too small, and ready to go.

The first floor is almost completely open. Enter into a formal living room that also looks into the family room/great room in back. Reach the back, and the entire width of the home is one big open space, with a modest backyard.

2200 Harkness Street Manhattan Beach CAFull-size homes like this maximizing a Liberty Village lot are relatively rare. The 54' width of the lots does allow for a spacious-feeling floorplan; high ceilings add to the feeling of openness.

The master suite spans the full width of the house upstairs, offering a fully built-out closet. More from the official description:

Hill Section

1116 Ardmore1116 N Ardmore Avenue Manhattan Beach CA (3br/3ba, 1815 sqft.) is part of a smallish complex of high-end "Tuscan" townhomes right downtown.

Built in 2002, the complex bears the double challenge of being at the corner of two busy streets, MB Blvd. and Ardmore, making for a constant stream of traffic nearby. The builders recognized this and seem to have artfully and carefully built the units to minimize noise and impacts, in part by putting the main living spaces up on a third floor. (Is it really a third floor, with garages a street level and two levels of living spaces? Discuss.)

1116 N Ardmore Avenue Manhattan Beach CAThe complex hasn't seen many trades recently, with just one in recent memory at 516 MB Blvd. (3br/3ba, 1925 sqft.), which was also in essentially original condition, as is this unit.

516 MBB sold for $1.800M in Aug. 2016, after trying first at $1.988M. It was about 110 sqft. larger, which might have made a difference in the secondary bedrooms. At 1116 Ardmore, we found the master suite to be spacious but the other bedrooms quite small.

748 MB Blvd748 Manhattan Beach Boulevard A Manhattan Beach CA (3br/3ba, 1410 sqft.) is a 1970s townhome with some updates. It was offered for a couple of months recently at $1.399M and has now changed agents, but not the price. More from the official description:

"Large walls of glass gives the interior the perfect amount of exposure to make anyone's day light as well as large walls having the perfect amount space for beautiful art pieces. The sense of there being more square footage than is on paper can probably be defined by the high ceilings and open layout. This residence also features a fireplace, dine-in kitchen bar area and the quintessential balcony to check the energy of what's going on in town. All of this plus an attached private 2-car garage and south-side outdoor community space offer too much for the asking price.
