The kids are out of school, and Summer is about to hit like a freight train.

The real estate market often slows a bit for Summer. "Everybody is gone," you hear. Tell that to all the vacationers visiting MB!

Inventory is as high as we've ever seen at 126 listings right now. There are 44 listings showing open houses this weekend, which is actually off the pace from recent weeks.

Maybe more listings are simply showing respect for dads by taking Sunday off. (If so, thanks!)

1412 Walnut Avenue Manhattan Beach CA1412 Walnut (4br/4ba, 2850 sqft.) is a very custom home called "Tuscan" in the listing, but perhaps with more echoes of Spanish in much of the construction. Interestingly, much of the personal artwork inside is distinctly Asian, making this one a true world-fusion property.

Did we mention that 's "very custom?" The choices of stone and granite for countertops and flooring are distinctive. Plaster and paint colors and bold and different. 121 36th Place (4br/3ba, 2300 sqft.) looks like a great example of why it has been good to wait.

They tried to sell in 2012 and 2013 in the mid-2's, but didn't. Today, values are way up for a single-family with ocean views. They can ask $1M more and it looks fine, right? More from the official description:
