Weekend Opens (6/2-6/3/18)

By Dave Fratello | June 2nd, 2018

Summer's almost here and the feeling from this chair is... gratitude.

We're grateful for your attention and support.

MB Confidential and its outgrowth - Confidential Realty as a business - really exists because you have validated it and shown your appreciation for the work it takes. Each week we meet a few new people who "go way back" with MBC and we have interesting conversations. It's fun.

1515 2nd Street Manhattan Beach CASometimes those conversations also lead to business, and, yes, we're grateful for that, too.

Our new listing at 1515 2nd Street is a good example of how MBC as a platform got us an intro, but taking the listing was competitive. Several years' experience as a local broker helped, but in the end, it was the clients' choice to make... and they chose Dave and the Confidential team.

You put in the work, you get the work... you should be grateful, and we are. And there's still more work to do.

Here's hoping you're feeling lucky, satisfied and grateful as well for all that brought you here today.

So here's the real estate part... (!)

Our video this week begins with Dave's new listing at 1515 2nd and then includes a couple of properties that aren't open, including 405 21st and an off-market ocean-view SFR at 2601 Alma. As always, you should feel free to call Dave if you'd like to see one of those. Here's the video:

Email subscribers and some mobile users will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

East Manhattan Beach

1515 2nd St.1515 2nd Street Manhattan Beach CA (4br/3ba, 1900 sqft.) is Dave's and Confidential Realty's new listing.

As you may recall, we don't pretend to post "reviews" of our own listings here at MBC, so we'll mostly stick to a few nice photos and the official description.

But we will say that you'll probably find this one a pleasant surprise - bigger, brighter and quieter than expected.

1515 2nd Street Manhattan Beach CAWe'd love to see you there Saturday or Sunday. Come say hi!

For what it's worth, we got a nice email from Redfin on Saturday morning saying, "Redfin predicts your listing is likely to sell soon."

So, are they saying robots can predict the future?  Well, we've had our little tiffs recently with upstart/IPO'd Redfin but we'll say that we do agree on that "prediction."

From the official description:

Another living room is at the front of the house."

"Dine al fresco on the side patio under the pergola and hanging lights. There are hardwood floors throughout the main living spaces, with newer carpet in the bedrooms. There’s even carpet in the garage, inviting you to use the space as a bonus room. (Playroom? Man cave? Garage band studio?) Sand Section

1408 Manhattan Ave1408 Manhattan Avenue Manhattan Beach CA (3br/4ba, 2240 sqft.) is a late 90s contemporary with some updates, but by profile it's otherwise awfully similar to nearby 1308 Manhattan Ave. (3br/4ba, 2090 sqft.), a 2009 build that's just a few doors down, but also priced a bit higher reflecting the vintage.

For both of these downtown modern townhomes, maybe there is a balancing act to the location. There's a hustle and bustle and there's traffic and so on.

But this is urban beach joy. Think about what downtown Manhattan Beach was when this unit was completed 20 years ago, compared with what it is today. Ha! There's no comparison at all! The location is now a destination.

Summertime may be the perfect time to see each of these, with the town and beach beginning to throttle up fully for the season.
