Weekend Opens (6/20-6/21/15)

One of the unofficial "kickoffs" to Summer in Manhattan Beach is the MB5K at the pier.

MB Confidential has happily sponsored the race for a few years now, recognizing it as a quintessential part of MB life and what makes this town special.

This year's race was Saturday morning, and we saw several readers & clients at the race. Bravo to all who made it out!

As to real estate, there's an informal rule that Summer's start is also the beginning of the end of new inventory for a while. Unlike some markets, we tend to have quiet Summers in Manhattan Beach.

That's not the case yet, though. It's the opposite. There were literally 14 must-see new listings on our list Friday and we could not get to all of them.

See the highlights below. Take note that some listings are only open Saturday in recognition of Fathers' Day on Sunday. (Awwww, you didn't have to!)

Sand Section

3015 Alma Avenue Manhattan Beach CA3015 Alma (3br/4ba, 2600 sqft.) is a very custom and different home with some decent ocean views.

With modern ambitions and some very unique materials (stylized "zebra" wood flooring upstairs and bamboo cabinetry, custom plaster creating "ocean" patterns in the master bath), this one is very personal.

You enter through a lower-level living room/office to find a central stairwell, with 3br on the midlevel and bright common areas upstairs. Truly unique. More from the official description:

3419 Bayview Manhattan Beach CA3419 Bayview (4br/4ba, 3375 sqft.) is another very custom Sand Section home debuting this weekend. There's a lot going on among the multiple levels. The top floor features pretty extensive ocean panoramas over the neighbors, spanning the whole Santa Monica bay – those views are called "unblockable" in the listing.

Some aspects of the home will need attention. Flooring, maybe some paint, perhaps a bathroom or kitchen upgrade. (The home photographs so well that these things are not at all apparent until an in-person visit.)

Run with the custom Spanish style and you have a unique, landmark home with epic views. More from the official description:

3419 Bayview starts at $3.950M and is open Sat. 2-4pm.

85 Bayview Drive Manhattan Beach CA85 Bayview (3br/4ba, 2075 sqft.) is a remodeled TH in the far South End, quietly tucked away south of 1st St. and with views over the front unit, which take the brunt of Manhattan Ave. noise. From the official description:

"This beautiful contemporary 3 Bedroom, 3.5 Bath sand section townhouse is just two blocks to the beach and a short walk to downtown Manhattan Beach. The top floor features a large open, light and airy floor plan with brand new European white oak floors, a beautiful stone fireplace and a large ocean view deck perfect for watching those fabulous sunsets. Tree Section

2504 Pine (5br/5ba, 3600 sqft.) is a 2007 Tuscan that's been perfectly refreshed and tidied up so as to look all but new. 

As is typical of these newer homes, there is one bedroom suite on the main level and 4 upstairs. Per the official description:

"[V]aulted ceiling, perfectly placed columns and archways. Also it captures all the expectations one would have of a 5 bedroom estate home and then some. It has a large open kitchen great room with nook open to the backyard and a basement/playroom with windows offering up plenty of natural light. Wide plank distressed walnut hardwood floors, gourmet appliance, a grand staircase with custom railings and a grassy backyard beside the flagstone patio."

2504 Pine starts at $2.900M and is open Sat. and Sun. from 2-4pm.

1900 Elm (3br/2ba, 1590 sqft.) is, for most buyers, going to be about the lot and location.

The home's undeniably dated and the layout convoluted. One bedroom is accessed through a bathroom, while another very small one is upstairs with a tiny closet. Everything needs updates, but we're not certain that the next buyer will have remodeling in mind.

The listing officially states that they'll sell this "as-is" in present condition. Sounds about right.

1900 Elm starts at $1.650M and is open Sat. from 12-3pm.


Hill Section

606 Anderson Street Manhattan Beach CA606 Anderson (6br/4ba, 3450 sqft.) is a decently-sized Spanish in the Hill Section. We didn't make it by to tour, but here's the official description:

East MB
