It seemed like forever since we had new listings in East Manhattan. With a few this week, we're going to start our open-house reviews east of the highway.

East Manhattan Beach

2101 Faymont2101 Faymont Avenue Manhattan Beach CA (4br/4ba, 2875 sqft.) is a pleasant find and a surprise, a nearly new-feeling custom build with a great overall feel and flow.

2101 Faymont Avenue Manhattan Beach CAYes, it has some conventional aspects to the floorplan, with an open great room in back, a dedicated office in the front and a formal dining room. The backyard, size-wise, is about what you'd expect to find with a Tree Section house.

2101 Faymont Avenue Manhattan Beach CAThere are 4br and 3ba upstairs, in a setup where 2 of the 3 secondary bedrooms have baths behind the bedroom doors, which is to say there's no hallway bath for that 3rd bedroom, but it's not a huge matter to share one.

The master suite is of good size, with a very nice closet with built-ins and a pleasant double-size, two-headed shower with a skylight.

One surprise is the garage. A 2-car garages was all that was required. This is a deep 3-car garage, extending to the back of the lot. In our tour, we identified a boat in that 3rd space.

A boat.

So it's big. You would never lack for storage. Extra car, extra bikes, extra stuff? All good.

2101 Faymont Avenue Manhattan Beach CAWe also thought the backyard was inspired, with orange, lemon and avocado trees. These limit the utility of the grassy area for backyard soccer, but at least you can make lemonade.

We're not quite sure what the home style is. It's Mediterranean-inspired, and some of the finishes (kitchen granite, bathroom tiles) are more consistent with earlier trends in home styles, but safe choices nonetheless.

While the photos of the home are fine, we found the home to be more than the sum of its parts in person.

1700 6th1700 6th Street Manhattan Beach CA (3br/3ba, 1820 sqft.) is a modest corner-lot, Craftsman-inspired newer rebuild (2010).

What keeps this on the lower side, price-wise, is the smaller lot (~5000 sqft.). There's really just a patio and al fresco dining area out back, while the picket-fenced front yard offers plenty of (new) grass and a place for Fido to romp.

1700 6th Street Manhattan Beach CAThe kitchen is large for the home size, with a big island, and is open to the main living spaces. Though the remodel was completed 9 years ago, some choices of materials feel plenty modern, even for a Craftsman design.

1757 Ruhland1757 Ruhland Avenue Manhattan Beach CA (4br/2ba, 1830 sqft.) is a 1950s cottage on a full-sized lot with kitchen/bath updates somewhere between the build date and now.

They're calling it "[n]icely refurbished" in the listing, but the staging is doing a lot of the work in the presentation.

Sand Section

401 5th401 5th Street Manhattan Beach CA (5br/6ba, 4250 sqft.) is now the 6th full-sized flat walkstreet home to join the market, continuing a trend by which the popular and pricey area is suddenly offering lots of inventory. (Dave's also got a half-lot, off-market listing on the walkstreets, also. Email Dave for more.)

This 2016 build does what a walkstreet home is supposed to do: Offer a good combination of indoor/outdoor spaces that capitalize on the walkstreet location while providing elegant private spaces as well.

The ground-level den has foldaway doors that open to a gorgeously outfitted walkstreet patio. It's among the best we've seen, which is saying something.

401 5th Street Manhattan Beach CAA spare bedroom on the lower level is currently 100% a home gym, but could be an office or guest room.

401 5th Street Manhattan Beach CAThe midfloor is mostly open living spaces, with a step-up to the kitchen area and quite large built-in dining area. There is a room tucked in back behind it all that can be a small living room or office. All 4 remaining bedrooms are upstairs.

The master bedroom gets surprisingly good views to the south and west, mainly of PV and rooftops, owing to the fact that very few of the homes across 5th St. are higher than 1 story for now.

It's fairly rare to get the chance to see a fully fleshed out designer home on a walkstreet like this at a public open. Worth the time for sure.

550 4th550 4th Street Manhattan Beach CA (5br/3ba, 2860 sqft.) is back.

After attempts to sell in 2016, 2017 and 2018, it was time.

The home boast a mid-century modern style dating back to its early-60s construction. It sits on a slightly trapezoidal, larger-than-normal lot (~2900 sqft.) along Valley Drive, where it appears to have no windows, turning its virtual "back" on the traffic there.

In 2016, they asked $3.250M. Later, $3.300M. Now, back to $3.250M.

2215 Alma2215 Alma Avenue Manhattan Beach CA (3br/3ba, 2430 sqft.) was a 2-story home with great view potential. So they added a 3rd floor master and deck to get those views. Big, big, big.

This marks the third recent attempt to sell. In 2016, it began at $3.499M. In 2017, it was last at $2.999M.

2215 Alma Avenue Manhattan Beach CANow: $2.849M.
