Weekend Opens (6/23-6/24/18)

Y'know, we say it over and over: Summer is a slower time in local real estate. People are gone. Nothing much brewing.

Then how come we're so busy all of a sudden? Good problem, we know.

The market's busy, too. A goodly crop of new listings has emerged this week. We're not in those "Summer doldrums" yet - not at all.

Hill Section

From the big-picture view of the pleasant, classic exterior, with gated entry area, down to the small details like inspired choices of shower tiles, the thoughtful design choices throughout the home make for a very pleasant execution of "modern Spanish."

Too many lovely details throughout the home, down to the finely chosen landscaping... it's quite a package. More from the official description:

Sand Section

305 3rd305 3rd Street Manhattan Beach CA (3br/4ba, 2320 sqft.) began life as an early-90s townhome. It still very much looked the part when it sold in May 2015 for $2.881M.

Oh boy, is it different now.

After a multi-hundred-thousand-dollar renovation, the home has much of the feel of "new" throughout. And it's designer/custom new, not all the same old/same old fixtures and finishes that you see in every remodel or new build. While the outside advertises "90s Spanish," the inside is largely modern.

305 3rd Street Manhattan Beach CALocation in the treasured South End on a corner lot with views down the 3rd St. walkstreet is great, and the unit is a bit bigger than some typical townhomes. That means good-sized bedrooms as well as a spacious top floor. Nicely done.

Tree Section

713 35th713 35th Street Manhattan Beach CA (5br/7ba, 3880 sqft.) is new construction in the northernmost part of the Tree Section, on a street-to-alley lot.

While it's a spec build, there is a masterful, custom-level attention to detail throughout the home. Choices of fixtures, countertops, paint colors and the like are more like artistic expressions.

750 29th750 29th Street Manhattan Beach CA (2br/2ba, 1080 sqft.) is more or less a lot-value sale, though the existing cottage does have some decent upgrades.

Listed at $2.050M, it's extremely near to another lot sale at 742 29th that has traded twice recently: once in July 2017 for $2.118M and again in April this year for less: $2.075M.

East MB

1450 5th1450 5th Street Manhattan Beach CA (6br/5ba, 4320 sqft.) is a 2001-built Mediterranean with a pool on a very quiet, central East MB street.

It sold in 2015 for $2.960M, has had a few upgrades since then, and is now asking 25% more at $3.695M, as the market has heated up.

The well-crafted home is presented perfectly with fine furnishings and a clean look. More from the official description:

1604 Manzanita1604 Manzanita Lane Manhattan Beach CA (3br/2ba, 1470 sqft.) is a Liberty Village home with added master suite in back. The home bears updates from the mid-90s, making it perfectly pleasant as it stands, but perhaps open to a new round of revisions from the buyer who wants things more modern.

It's a classic Liberty Village cottage with tweaks, the kind of home that helps preserve the neighborhood's character. From the official description:

Kitchen and living spaces are upstairs, with the kitchen overlooking the backyard and lots of treetops/rooftops from a surprisingly pleasant location up the hill. The kitchen is spacious with a recent remodel.

1317 Gates1317 Gates Avenue Manhattan Beach CA (3br/2ba, 1520 sqft.) is a small cottage with additions on a lot that has some downslope in the back, which for now is addressed with a platform deck.

The listing is frank in saying the home could use some refreshing or might be a teardown. From the official description:

1345 11th1345 11th Street Manhattan Beach CA (3br/1ba, 1080 sqft.) is a small cottage. Per the listing:
