Weekend Opens (6/24-6/25/17)

But this Summer's MB5K (sponsored by MB Confidential) was a hit in just the kind of weather runners wish for: Cool, lightly foggy and with a minimal breeze.

Most of the winners' "medals" - baked by Becker's - have already been eaten.

This is always a fun event, but don't despair. We're up again in December for the Yuletide 5K. That means you have almost 6 months to train!

In local real estate, though it's not a brand-new listing, Dave's listing of a Classical Beauty at 2100 Pine is open Sunday 1-4pm after a price cut to $3.250M. Come by if you can!

Our look at new listings this week includes several on video that aren't publicly open, including a couple that aren't even on the MLS.

138 15th Place Manhattan Beach CA138 15th Pl (3br/4ba, 2250 sqft.) is a half-lot SFR built with a separate unit (you an make it all one home) that has some good views currently. Buyers should investigate the potential loss of those views from new construction anticipated nearby.

This one tried last year at $3.325M down to $3.249M, and now starts $250K lower. From the official description:

Tree Section

3605 Oak Avenue Manhattan Beach CA3605 Oak (5br/4ba, 3250 sqft.) is a very serious new spec build in a bold, modern style.

What could they get if it were not across the street from a commercial building & hotel and in sight of Rosecrans? They're starting at $2.995M, same as a comparably sized new Cape Cod in a better location at 3400 N. Poinsettia.

Regardless, this is one to see & consider. Quite a bet on the local market:

3513 Oak Avenue Manhattan Beach CA3513 Oak (3br/3ba, 1775 sqft.) is another bet of sorts on the same block of Oak near Rosecrans, although not quite as close to that busy street. This one has more of a view of the hotel.

Inside, there's a unique floorplan resulting from a couple of generations of additions. A flipper picked up this property in January '16 for $1.350M and went to work recently to make it the most it can be. From the official description:

East MB

1467 3rd Street Manhattan Beach CA1467 3rd (5br/5ba, 4475 sqft.) is a very large late-90s Mediterranean on a corner lot with some updates.

This one compiled 581 days on market from mid-2015 to January 2017 without a sale, but has switched over to a new agent for a new try now.

Last seen in January for $2.797M, this one's asking price is up a bit to $2.895M. From the official description:
