Sunday Opens (6/26/16)

Imagine for a moment that you're a C-SPAN junkie. 

How would you feel if, right in the middle of something truly interesting happening on the House floor, they turned off all the darn cameras? (That actually happened this past week.)

Maybe this will help you understand the feeling of what happened this week at MB Confidential.

The MBC online "feed" of MLS listings paused Tuesday morning at 8:57am, and we went 4 solid days without an update.

No Ticker. No Dashboard. No new listings. No inventory count. No updates to what was selling or cutting, or even quitting.

Oh, my!

Our tech team was going bananas trying to solve the problem.

Can we just say: It was complex.

It was finally fixed Friday afternoon. Relief. So, now, recovery... back to normal after some catch-up. Enough said.

Tree Section

1701 Oak Avenue Manhattan Beach CA1701 Oak (4br + ofc., 3ba, 3575 sqft.) is Dave's listing on the "right" (west) side of Oak, a large 1980s build with recent remodeling.

It is a bright and happy home that seems to surprise everyone to the positive. Price cut already to $2.275M, with an extremely low PPSF for the Trees.

This one is not going to hang around. Take a look Sunday!

1801 Laurel (3br/3ba, 3050 sqft.) is a custom, if not modern, home on a prime corner right across from American Martyrs. More from the official description:

1801 Laurel starts at $3.199M and is open Sun. from 1-4pm. 

747 18th (5br/4ba, 3625 sqft.) is a lot more house than we anticipated. And while it sports a mid-80s build date, a recent refresh (new paint, carpet) and significant remodeling (baths) give it a compelling move-in quality, even if you might still make further changes.

Location (as with 1801 Laurel) is very nice, even if 747 18th touches Pacific at the garage end. Your aw-shucks blog author liked the little atrium with fountain at the entry – nice touch. More from the official description:

"[E]legant 5 bedroom, 4 bath home on a large south facing corner lot in the American Martyrs neighborhood of the Tree Section... 747 18th starts at $2.875M and is open Sun. from 2-4pm. 

860 12th Ct. (3br/3ba, 1400 sqft.) is a smallish, original cottage with newly redone flooring, kitchen and baths, although some things like hallway cabinets are still mostly original. 

It has to be said that the backyard (and front yard!) photos in this listing kinda miss something important: A large commercial building has just sprouted behind this house. Is it 3 stories? Feels like. Yet, no trace is seen in any of the official pics.

As we visited Friday, that big new construction off the backyard was quite apparent. The photog missed it.

On the plus side, the buyer here will know (soon) fully what is going to exist as the backyard neighbor. More from the official description:

"2016 remodeled Tree Section family home with large backyard, brand new master suite... Great home for summer BBQs and family gatherings. Located in highly sought after tree section location, just minutes from downtown Manhattan Beach shops and restaurants and one block from Pacific Elementary School."

860 12th starts at $1.599M and is open Sun. from 1-4pm.

2708 Ardmore (4br/3ba, 1750 sqft.) packs a nicely remodeled if slightly quirky house onto a skinny 2500 sqft. lot at a great price point, if you're looking west of the Highway. (C'mon, you are.)

They call this 4br now (as they did in the previous listing), but, be aware, one of those is accessed through another bedroom. Maybe you should allocate bedrooms based on sleep schedules? Improvise.

The top floor has all the living spaces, greenbelt/treetop views and a fairly open kitchen that holds up well. More from the official description:

"[O]pen floor plan, chef's kitchen with granite counters, living room, and great room as well as a balcony and private patio perfect for entertaining. Overlooking the Green Belt, walking distance from downtown Manhattan Beach as well as the Manhattan Village mall."

Note: Our attempt to describe the house is almost triple the volume of words of the agent's description, and we're still pretty short!

2708 Ardmore starts at $1.499M and is open Sun. from 2-5pm.

Sand Section

1209 Bayview (2br/2ba, 1375 sqft.) is a small 3-story home on a 1064-sqft. lot that is part of the answer to the question: "Why did 1208 Manhattan Ave. have a 2260 sqft. lot, such an unusual size for the Sand Section?"

The views now from the top floor are convincing, with the MB pier right in frame. Even if they do build new (a distinct possibility) at 1208 Manhattan, right in front, this one should retain views, inasmuch as the existing 1208 Manhattan structure is 3 stories. More from the official description:

"[A]rtist retreat ... nestled in the very heart of downtown Manhattan Beach... designed and built by the owner/artist in 2001. Built specifically for this inconspicuous lot, the great use of space, eye for detail and stunning ocean views are all incorporated. 1209 Bayview starts at $2.490M and is open Sun. from 2-4pm.

East MB

1241 Tennyson (4br/3ba, 2000 sqft.) offers, according to the listing description:

"Attractive Curb Appeal and Sunny Yard... Remodeled Extra Lg. Kitchen has Eat-in Dining Table, Beautiful Built-in China Cabinets Integrated with Glass, Built-in Desk, Plenty of Cabinetry, Panty, Stainless Steel Appliances... Cascading Waterfall and Hot Tub... Hardwood Floors Throughout, Bedrooms are Nicely Carpeted, Energy Efficient Dual-Paned Windows and Doors Through-out Entire Home. Two Newly Updated Baths."

1241 Tennyson starts at $1.755M and is open Sun. 1-4pm. 

1639 2nd (4br/4ba, 3200 sqft.) presents itself, according to the listing description, as:

"Light and Bright 4 bedrooms, 3.5 baths. Almost 3200 sq. ft. Family room with fireplace and wet bar opening to a large grassy backyard. Open kitchen and breakfast area. Formal dining room and formal living room. First level also has one bedroom, one bath. Laundry room. 2nd level has a Master Suite with a fireplace. Two additional bedrooms and one bath. 3 car garage. Walking distance to Pennekamp school and Mira Costa High School."

1639 2nd starts at $2.225M and is open Sun. from 2-5pm.

1701 8th (5br/5ba, 4100 sqft.) is a large 2003 "Tuscan" (per the listing), with redone flooring and whitened-up kitchen to give the home a newer feeling overall. More from the official description:

"Heavenly mural of the sky at the vaulted cupola entry as you go thru the iron gate onto walnut hardwood floors. Sweeping wrought iron banister gets you to one of the most relaxing 2nd floors with bedrooms & library incl. the master suite featuring a view balcony, large walk-in closet & travertine stone bath with soaking tub & oversized shower. 1301 11th Street Manhattan Beach CA

1301 11th (3br/1ba, 1025 sqft.) is a small 1950s cottage on a 5000+ sqft. lot. Very clean and spiffed up for what it is, you could look at this home as a starter at one of the lowest prices in all MB. The sellers will also include building plans. The corner lot does run along Meadows Ave., which has a signal and carries significant local traffic. More from the official listing description:

"Super clean 3 bedroom home in East Manhattan Beach. Property has been freshly painted inside and out. Beautiful hardwood floors throughout, updated kitchen with stainless steel appliances. 1856 9th Street Manhattan Beach CA

1856 9th (4br/3ba, 2265 sqft.) runs along busy Aviation Blvd. with its nearly full-size lot (7350+ per the listing).

They have given this 1950s/70s expanded single-story cottage the absolute modern treatment. It's a total remodel inside (they call it "spectacular"), with sports court and artificial grass (very now) making the backyard the most it can be. More from the official description:
