Tree Section

1305 Church1305 Church Street Manhattan Beach CA (4br/5ba, 3095 sqft.) is something of a work of art, a 2008 build not only inspired by Spanish style, but trying very hard to be faithful to the timeless look & feel.

It is daring to go with as much color and pop as they have with the tile work outside, in the kitchen and the baths, because if you go too far, it's just busy. Not here. It's enveloping, gorgeous.

1305 Church Street Manhattan Beach CAThe home is in the Tree Section but in the district where lots are smaller (~3000 sqft.) and the new zoning standards would allow 3-story homes. Here it's really a 2-story home with a basement home theater and 4th bedroom. There is a small back patio rather than a yard.

1305 Church Street Manhattan Beach CAMore from the official description:

"This home is an ode to the classic Spanish style homes of Santa Barbara with its red tile roof, arched openings, white stucco walls, wood beams and tranquil fountain. Details include hand-painted tiles from Spain, Portugal and Mexico, antique light fixtures and wrought iron railings - all giving this home its distinctive character. Located at the crest of American Martyrs' Hill and close to downtown Manhattan Beach and Pacific Elementary (86 Walk Score), the property boasts a view of the iconic American Martyrs' steeple, San Gabriel mountains and an ocean peek."

1305 Church Street Manhattan Beach CA"The first level includes a formal dining room, a butler’s pantry, large kitchen featuring Carrara marble counters/backsplash, Thermador appliances, a spacious center island, and a family room leading onto a patio, perfect for al fresco dining. Upstairs there are three bedrooms including the master and two additional en-suite bedrooms. The master suite has his/her closets with adjoining built-ins, a steam shower and a cozy fireplace. There is also a spacious laundry/craft room, conveniently located on the top floor. Four balconies on this level allow for ocean breezes to stream in while enjoying the views. Downstairs, there is a media room, replete with an overhead projector, custom desk area, bonus room (future office or wine cellar) and a large storage room. In addition, there is a private 4th bedroom and bath with a walk-in closet."

1305 Church begins at $3.099M and is open Sat. & Sun. 2-4pm.

1600 Elm1600 Elm Avenue Manhattan Beach CA (3br/3ba, 1980 sqft.) is a striking model of efficiency, packing a lot of renovated, yet classical, details into a 3br with master suite upstairs.

Fun details include the foldaway doors to the backyard in one lower bedroom (which may serve as a second family room of office) and the drop-down TV in the master... yes, it comes rolling down from within the ceiling. More from the official description:

1600 Elm Avenue Manhattan Beach CA"Beautifully remodeled California Cape Cod in a quiet Tree Section neighborhood.... "Streaming light abounds in this Montecito style Tree Section home. Huge picture windows flooded by the sun also provide lush mature landscape vistas everywhere you look. Enter the double doors to a proper entry in front of the formal living room with vaulted ceilings, fireplace and two French doors out to large back yard. Sand Section

400 3rd400 3rd Street Manhattan Beach CA (4br/4ba, 4050 sqft.) is a corner-lot Nantucket on a sleepy block near Robinson and close to the beach.

The 2000 build is plenty nice and well-presented, though a lot of today's buyers would probably be looking to upgrade kitchen and master bath.

400 3rd Street Manhattan Beach CAThe whole home is very bright, with all bedrooms upstairs. The master is at the eastern edge of the home, with a set of windows facing east and north that captures a great deal of the Hill Section, an inspiring view.

224 14th Street224 14th Street Manhattan Beach CA (4br/4ba, 3300 sqft.) is an oversized townhome right in the thick of downtown, with big views and probably needing a buyer with some vision. (Not just for the views.)

The early-90s style inside and out would benefit from an update. Helpfully, in our visit, there were on display some architectural renderings for how to recast the exterior more like a modern home, and the interior reno suggests itself.

From the official description:

"Extremely unique 3500 sq.ft. townhome lives like a single family home in A plus location. While the property is situated right downtown, it is just a block from the beach, lending itself to a sense of seclusion and privacy.
