Sunday Opens (6/7/15)

Today's the day when Manhattan Beach becomes so darned bike-friendly that they just about shut down the downtown area. 

For the 54th time, MB is hosting the MB Grand Prix series of bike races. There are literally races for just about every age group to be featured throughout the day, although the high-speed races draw the most attention. (It's still not too late to set the kids up to make a run in the later afternoon.)

Sand Section

937 11th Street A Manhattan Beach CA937 11th (3br/3ba, 1725 sqft.) offers to get you into MB west of Sepulveda for one of the lowest prices of the year.

It's a remodeled TH backing up to commercial, but it's still the Hill Section and the home falls in the Robinson school district. Serious pluses. From the official description:

East MB

1515 3rd Street Manhattan Beach CA1515 3rd (4br/3ba, 2975 sqft.) is a late-80s original home with substantial updates on a full-size 7500 sqft. lot.

Due to its downsloping lot, you find yourself walking a lot of steps, so that the home has a split-split-split level feel to it, but you kind of have to accept that as part of the character of the place. It means each room or area of the home is set off by a step or two.

We were really charmed by the deck and spacious yard with big trees at the center. Kids would want to climb. Dads might want to build a tree house.

Updates to the kitchen, baths and flooring throughout give the home a modern feel. Large pondstone details on the outside are distinctive. More from the official description:

1147 3rd Street Manhattan Beach CA1147 3rd (6br/4ba, 4850 sqft.) is a late-90s Mediterranean whose biggest plus factors are size, location and yard – not at all a bad combination to begin.

Does it want for some modernization? Likely so. But you can see where buyers might take on that challenge in order to have a home on a quiet cul-de-sac street that's deceptively close to everything, yet private. From the official description:

The listing goes on to state that homes on this block have been "consistently outperforming the general market for years," which they offer to back up with data. Worth a look.

1147 3rd starts at $2.899M and is Sun. 2-4pm.

1230 Shelley Street Manhattan Beach CA1230 Shelley (3br/2ba, 2150 sqft.) offers a lot of house and yard, not to mention custom re-styling of this 60s original. We could not quite believe that what we'd seen was just over 2100 sqft., given the ample, open spaces on the first floor. From the official description:

1627 Voorhees Avenue Manhattan Beach CA1627 Voorhees (4br/2ba, 2375 sqft.) is something of a surprise, also – a reasonably spacious single-level home with bright living areas opening to an ample deck and big yard on this full, 7500 sqft. lot.

The feel and styling of the home date back a bit to the 90s, but there are quality appliances in the open kitchen and the whole home shows as clean and very livable without urgent changes.
