Weekend Opens (6/8-6/9/19)

It's a good weekend for new listings, with new construction on a walkstreet, ocean-view homes in the Sand, a major remodel in the Hill Section and so much more.

Sunday will also be a great day to enjoy the out of doors... specifically the diamond, if you're one of our participants in the Parents' Softball Classic, a benefit for the MBX Foundation.

Your blog author/local broker Dave Fratello serves as director of the tourney and manages a team. Parents play for school-affiliated teams representing the Manhattan Beach schools and nearby DaVinci school.  It's always a fun day. Come support your school, or your family members if they're playing.

Or just come out for the playoffs at 3:30pm or final at 4:30pm. The event is all day at the Marine Sports Complex at Marine/Aviation, on the Little League fields. The snack bar is open all day and will feature Manhattan Meats burgers.

228 33rd228 33rd Street Manhattan Beach CA (3br/3ba, 1640 sqft.) is a modernized although seemingly undersized late-90s TH with some very big views right in the thick of the North End.

Interestingly, the neighboring commercial property on Highland made for some unfortunate headlines in past years, when it was a gym whose music and other noises caused an exceedingly nasty rift with the owners of this home. The gym is now gone, replaced by a much less noisy nail salon with a now-famous mural stating, "Love You Like." Hill Section

200 S Poinsettia Avenue Manhattan Beach CA200 S Poinsettia (6br/6ba, 5060 sqft.) is a 1992-built lower Hill Section home that sports an utterly fantastic remodel now, after a 2015 purchase.

We're going to branch off quickly to note that this particular area of the southern Hill Section seems like it's all for sale, all of a sudden. You've got new construx a few doors down at 210 S. Poinsettia (6br/6ba, 5500 sqft.) asking $8.500M, a cosmetically remodeled home across the street at 207 S. Poinsettia (5br/7ba, 3750 sqt.) asking $4.495M, a neighbor up the block at 108 S. Poinsettia ('02 build, 5br/6ba, 4850 sqft.) in escrow (last at $5.499M, after, what, 4 years?) and now 815 1st (4br/4ba, 3225 sqft.), with a bunch of land value (~8600 sqft. lot) built into its $4.6M asking price.

508 Larsson508 Larsson Street Manhattan Beach CA (5br/6ba, 4680 sqft.) is our listing of a custom-crafted home with pool in the Hill Section.

508 Larsson Street Manhattan Beach CABright and refreshed, the home now benefits from the completion of the nearby Gelson's market, which had for some time worried neighbors, who thought it would impact the area.

The supermarket does a reasonable level of business but always seems to have available parking, and there are no outlets to nearby streets. Instead, that's now a nice asset just steps away.

We've loved this home before but really came to appreciate it again recently, seeing again how the main family/entertaining spaces in back open up into a single, voluminous indoor/outdoor living area all the way out to the pool and hot tub.

If we're eyeing the competition, 508 Larsson offers more than 1500 sqft. of additional living space (48% more) for a price just over 10% above.

Tree Section

2916 Palm2916 Palm Avenue Manhattan Beach CA (5br/4ba, 3425 sqft.) boasts a nice location east of Pacific and north of Valley, and crowd-pleasing Cape Cod style.

It's 15 years old but with some key upgrades, feels on a par with newer homes.

After a very high-end flipper remodel, this home sold in Feb. 2014 for $1.875M. The market has risen since then, and they are now asking $2.650M.

Likely most buyers would want to take the remodel a bit further. Granite in the kitchen feels dated, and the bathrooms (not pictured in the listing) appear to be original.
