Sunday Opens (6/10/18)

This Sunday again it's parents versus parents on the diamond.

Grudge matches? Bragging rights? Weekend warriors? A fun day at the park?

It's all of those at the 13th Annual Parents Softball Classic, a fundraiser for the MBX Foundation.

Your blog author/local broker Dave Fratello is director of the tournament.. (And of course, out there risking life and limb for the fun of reliving old memories, and making new ones.) 

If you've got time to kill and might like to grab a burger and watch some baseball (OK, softball), come to the Marine Sports Complex on Sunday. Games start at 10am, the snack bar's open with Manhattan Meats burgers, and you can see the playoffs at 3:30pm or final at 4:30pm.

Sand Section

121 15th St.121 15th Street Manhattan Beach CA (3br/4ba, 2000 sqft.) offers an ocean view, even a sand view and a pier view, from a newer (2005) Spanish-style townhome.

Is lower 15th St. very close to town? Yes indeed.

Is this spot impacted by traffic along Manhattan Ave. nearby? Not really.

A very interesting option for those looking for a beach home that checks quite a few boxes in a (relatively) modest package. More from the official description:

121 15th St. begins at $3.599M and is open Sun. 2-4pm.

2816 Crest Drive Manhattan Beach CA 2816 Crest (3br/4ba, 1890 sqft.) is another newer (2007) ocean-view TH in a beachy style with some recent refreshing work done. The views as seen today appear, sincerely, to be protected, thanks to the topography of the two full lots directly in front of the property. (Are we making this sound simple or difficult? Anyway, buyer to verify!)

This is a very comfortable home in a somewhat timeless style. The hickory floors have been sanded and revived, providing a natural feel that stands out a bit with some of the styles that prevail in newer homes today. Overall, very pleasant but with some opportunity to upgrade.

224 16th Street Manhattan Beach CA 224 16th (5br/5ba, 4225 sqft.) is an early 90s Mediterranean on a walkstreet near town with "insane" ocean views, per the listing. (How is that diagnosed?)

It has received substantial updates to flooring, kitchen and baths to give it more of a modern feel. From the official description:

95 Crest95 Crest Drive Manhattan Beach CA (3br/4ba, 2300 sqft.) is an early 90s South End rear townhome that's received very recent, stylish updates.

The most recent sale (at $2.300M) was just a year ago in mid-July 2017. See the photos from that past sale to gauge just how fully the new updates have transformed it.

We can't count how many times we showed this property during a few prior listings, but buyers could not quite get over the need for the work. By profile, it's got a good location by the school, some reasonable views/glimpses, good open-concept common space, etc., but people couldn't believe the (old) prices and also take on the work.

It should be a much easier proposition this time. More from the official description:

Hill Section

709 Larsson709 Larsson Street Manhattan Beach CA (4br/4ba, 3170 sqft.) is a newer (2014) custom Cape Cod in the Hill Section, and what's not to love about that?

The backyard has a pool, built-in BBQ and seating. It's a California playland.

There is this thing about the location... it's facing the back of the new Gelson's market. But at least now you can see definitively how that plot is being developed, with no truck access to Larsson, and the decrepit old car dealership buildings rehabbed, expanded and newly covered in fresh stucco. It's an improvement, and once the market opens you're going to have that benefit.

But we will say that you'll probably find this one a pleasant surprise - bigger, brighter and quieter than expected.
