Weekend Opens (7/1-7/2/17)

Home in MB, a pool's kinda rare, though this one (with the "cabana"/wet bar and al fresco dining space) is going to be enjoyed by its current owners for the last July 4th weekend this weekend, on account of how they're selling it. (See 1504 Harkness, below.)

Come the 4th, MB's hosts a pretty simple, raucous beach day. Perhaps half the residents of and visitors to Hermosa make their way along the Strand at some point. They're celebrating freedom, you see.

But before all that, there's real estate.

It's a light weekend overall, but our new video does capture the new listings in Manhattan Beach for the week, including the nice Cape Cod at 1417 Elm, Hill Section modern at 1025 Duncan Place (back for a second tour now) and both new Liberty Village listings (1800 Wendy and the aforementioned 1504 Harkness), and more:

Tree Section

1417 Elm Avenue Manhattan Beach CA1417 Elm (5br/5ba, 3000 sqft.) is not just a good investment for the sellers, as we alluded to in our latest blog post.

It's also a nearly perfectly executed original build in a crowd-pleasing style that hasn't needed much in the way of updating since its 2007 completion. Good maintenance and fresh, decorator colors (plus a good cleaning, perhaps) have made this home the picture of a luxe, mainstream Cape Cod (er, "Nantucket"). It's right down the middle for the Manhattan Beach Tree Section.

1417 Elm Avenue Manhattan Beach CAYou know the floorplan. Guest bedroom downstairs + formal living room at the entry, formal dining toward the back as you step down to the kitchen/great room. Upstairs, one bedroom suite, two bedrooms sharing a jack-and-jill, and the master. Bonus: A small, dedicated office up front.

It's good to see that the choices of materials - counters, flooring, etc. - have all held up well. You can always add the latest fashions, but it's not urgent here.

Maybe the only thing that holds you back here is that 3000 sqft. is kinda small. The floorplan is familiar, but smaller at several turns. These weren't builder choices; they were necessitated by the 4200 sqft. lot. They did the most with what they had. 

1417 Elm Avenue Manhattan Beach CAThese days, new builds on typical lots in the Trees don't go too much over 3200 sqft. without a basement, so it's not a big compromise.

East MB

1504 Harkness Street Manhattan Beach CA1504 Harkness (3br/3ba, 1500 sqft.) could steal your heart.

Pleasant, bright and modern with a sparkling pool featured in the backyard, this one cries out "California living."

It's a unique take on a major remodel of one of the original Liberty Village cottages. You can recognize the original floorplan, but things have changed. The kitchen is central and opens to the yard, while there's one bedroom suite off to the right, plus the master suite and another bedroom and bath to the left.

And that pool, and deck, and covered wet bar area. It feels like a snazzy hotel.

We worried at first that there wasn't quite enough common space, with all the things going on the 1500 sqft. main house. Alas, the garage has been mostly converted so you've got a family room out there, too, with home theater etc. That seals the deal.

1750 3rd Street Manhattan Beach CA1750 3rd (4br/3ba, 3300 sqft.) is a 1980s build with a reverse floorplan ("upside-down layout") and large, sunny yard on the south side.

The first floor is entirely carpeted, which the buyer might choose to change. And there are a few other features like that which buyers will consider in their re-do list. More from the official description:

1800 Wendy Way Manhattan Beach CA1800 Wendy (4br/2ba, 1450 sqft.) is another remodeled Liberty Village cottage with good, modern updates, but it's all redone in a manner that's much more conventional if you've seen these cottages get add-ons.

Three bedrooms share a bathroom in the main, original part of the home, and a master suite (with fairly small bath) has been built out toward the back.

The modern inspiration is all there, and the home's been kept up well since it last sold in May 2013. (For just $1.050M back then, in similar condition.) More from the official description:

Sand Section

2604 Alma Avenue Manhattan Beach CA2604 Alma (2br/3ba, 2625 sqft.) looks to be mainly a lot sale, though the current house has additions and decent updates to make it quite pleasant.

There will be some good views - as there are from up on Alma at many points - especially from a third floor when someone builds up the max. (When the neighbor, too, builds up... well, the front should be fine.)

The big 3465 sqft. lot is a decent step above the typical 30 x 90 lot you'd find in the Sand. As it is zoned for 2 townhomes, the lot could hold a lot of home(s) some day.
