Sunday Opens (7/12/15)

By Dave Fratello | July 12th, 2015

Happy Summer to you.

Y'know, there are at least 8 reasons to be thankful that you don't live in North Carolina these days. Somehow the local beachgoers there have wound up out of balance in their relations with the local fish, and some kind of war has broken out.

In Southern California, the worst we've heard recently is of a shark "bumping" a surfer in Huntington. Mostly, here, for the past year, the sharks have simply paraded for GoPros.

These fins, by the way, are dolphins. Nothing to see here.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!).

Don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Tree Section

861 12th Court Manhattan Beach CA861 12th Ct. (3br/1ba, 1200 sqft.) is a darling little cottage whose major draw is probably the lot/location.

You have a little one-block-long street that is incredibly close to Pacific School (call it your backyard) and very walkable to downtown.

The lot itself is a tad over 5000 sqft. While there are several homes on this block that are largely original in size, like 861 12th Ct., you can see the potential for new development in a few beauties nearby.

The listing openly pitches this as "[p]erfect to live in now and build your dream home," and they expect a fast and furious bidding war. So get out your (virtual) checkbooks and strap in for some excitement.

861 12th starts at $1.649M and is open Sun. from 1-3pm.

Sand Section

200 Shell Street Manhattan Beach CA200 Shell (3br/3ba, 1925 sqft.) is a newer (2007) custom-built Mediterranean SFR in northern El Porto with good views. Because Dave provided some consulting on the listing, we feel it's prudent to run with the official description here:

"6 houses from world class surf beach, El Porto. Upstairs designed to take advantage of ... endless ocean views... [L]iving room w/ 8' French doors w/ wrap around balconies & a beautiful chef's kitchen w/ commercial grade stainless steel kitchen appliances, slab granite counters, Alder wood custom kitchen cabinets, large center island & breakfast bar."

"Entrance level has master suite w/ dual closets & bath w/ soaking tub, separate shower, marble counters & tumbled travertine floors plus Second bdrm & bath. SXS washer/dryer area, 3rd bdrm & bath w/ separate entry on the 1st level."

"Other features: 3-stop dumbwaiter, beautiful thick 7' Kolbe interior doors & windows that are wood clad double pane. Built-in surround sound speakers & pre-wired. Ample storage in garage."

200 Shell starts at $2.199M and is open Sun. from 2-5pm.

333 17th Street Manhattan Beach CA333 17th (3br/3ba, 2700 sqft.) is a duplex near the crest of the hill of the 17th St. walkstreet east of Highland.

Dave has a competing listing coming up soon on a very nearby walkstreet (click here for more), so here we will limit the description of the property to what's posted in the MLS:

"Situated at the top of the hill of a highly sought after walk street in the sand section, a prime central location near downtown Manhattan Beach. This is a home plus income opportunity, the main home on the walk street is a two level 3 bedroom + 3 bath with approx. 2,135 square feet of living space and the separate income unit is 1 bedroom + 1 bath with approx. 576 square feet of living space."

"Wonderful ocean views from this south facing property with plenty of natural light and ocean breeze. Nice elevated front yard area and a 3 car garage in back. Property is in great condition with many years of pride of ownership including hardwood floors, a remodeled kitchen, air conditioning, wood burning fireplace and a large ocean view deck. The separate one bedroom unit was completely remodeled in 2012."

333 17th is asking $3.595M and is open Sun. 2-4pm.

East MB

1822 8th Street Manhattan Beach CA1822 8th (3br/2ba, 2050 sqft.) is a bold flipper remodel quite close to Aviation Blvd.

Bold – simply because with location and start price ($1.869M), it's ambitious. But here in 2015, anything seems possible.

It's quite a statement in the listing that "[t]his home has everything you could ever want or ask for, nothing has been left out!" It is, however, very nicely done with all the modern touches, and with extra square footage by way of a former garage space in back, made into a fun hangout room off the back patio.

The huge, flat backyard is quite a stunner. Unusual for a flip, they didn't just pull a "green and go" in the yard (tossing down some turf), but instead planted a vegetable garden and created a bocce ball court on gravelly dirt in the furthest back part of the yard. Very custom. Also in that backyard, the patio area is covered by a unique, high, stretched-fabric shade that's unobtrusive and effective.

1822 8th starts at $1.869M and is open Sun. from 2-4:30pm.
