OK we're back to normal. After a quieter July 4th weekend, we have plenty of new listings this week to command your attention.

This home just keeps getting remodeled and remodeled and remodeled, perhaps 3-4 times over the past 10 years.

310 36th310 36th Street Manhattan Beach CA  (2br/1ba, 1015 sqft.) is a nicely presented little cottage overlooking commercial properties to capture ocean views. It's palpably right in the thick of the urban North End and all the buzz and activity and stuff to do.

310 36th Street Manhattan Beach CAIf you're selling a 2br cottage you have to build up the potential, and they do. Assuming you could build a 3-story home on this 1750-ish sqft. lot, you'd have 2 levels with mostly unobstructed views.

But as presented, the little cottage is clean, smart and efficient, and sometimes these sorts of homes go to people who only intend the occasional weekend or Summer use. The deck off the western edge of the home is very inviting, of decent size and featuring those big views.

This one matches up against very nearby 3605 Crest (2br/2ba, 1150 sqft., 1750 sqft. lot), which is over 4 months on market now and asking $1.799M after $200K in cuts.

3201 Alma Avenue Manhattan Beach CA3201 Alma (2br/2ba, 970 sqft.) offers an original cottage on a walkstreet and an 1800 sqft. lot.

Bafflingly, its start price is $3.900M. In September last year, Dave's clients purchased 2601 Alma, similarly situated at the corner on a walkstreet with excellent views, for $3.360M, in a delayed multiple-offer situation. (The listing had begun at $4.000M but drew offers after cutting substantially.)

2601 Alma has both a full-size 2700 sqft. lot and a fully functioning 3600+ sqft. home on site.

1021 33rd1021 33rd Street Manhattan Beach CA  (5br/4ba, 4100 sqft.) may seem easy to dismiss based on location: at the end of Oak, along Ardmore, at a spot near a traffic light that backs up during rush hour.

We're not saying anything that's not obvious, but if you get yourself there, the home may prove to be a pleasant surprise.

The home sprawls across an unusual, triangular 7000+ sqft. lot, which features a wide frontage along Ardmore (no, that's 33rd apparently), a modest patio off the living room but a long sideyard area that goes and goes.

And the home has virtually no neighbors. Just one on the eastern side, but you can't see it across the foliage, while meantime the rear and western edges of the home basically overlook the greenbelt from up high.

1021 33rd Street Manhattan Beach CAThe first-floor living spaces are quite large, built across an L-shaped open floor plan that affords a big up-front living/media room, wide-open separate dining room and a big kitchen/great room in back, opening to the rear yard. Ceilings are coved and shaped in interesting ways. One of the 5br is also downstairs. Most flooring in the common spaces is a hammered stone; a dark-stained hardwood makes up the stairs and media/living room. There's attractive, brand-new carpeting in the bedrooms.

With a recent whitewash and superb presentation, it's possible to see this one more as they're touting it, as a "one of a kind ... estate home." Certainly unique.

Worth noting: Back in 2012, the home was new and listed at two prices: $1.699M and then $2.100M, before being pulled from the MLS and closing in an off-market sale for $1.500M. Why? Dunno. But we wrote about it in "The Strange Case of 1021 33rd."

There's no major effort to present it as anything other than a remodel-in-waiting, but the home is clean and offers large bedrooms and common areas. (Really. 3br and 4400 sqft!)

206 N Dianthus Street Manhattan Beach CAWe saw a sliver of horizon ocean view from the front balcony. There's also a (rare) roof deck accessed using a solid, wide ladder that gets you even better views.

304 N. Ardmore304 N Ardmore Avenue Manhattan Beach CA  (5br/6ba, 6340 sqft.) was first to be seen on the local market after it was completed in early 2017. The first listing, in May 2017, was at $7.750M and ran 5 months. It has been listed twice more since at $7.199M.

Now on its 4th agent, the home has its 3rd price: $6.895M.

The last time we showed it, the budget must have run out for staging and the home was vacant and hard to figure.
