This home just keeps getting remodeled and remodeled and remodeled, perhaps 3-4 times over the past 10 years.

428 32nd Street Manhattan Beach CABut the most recent iteration is spectacular and thorough, bringing the home as close to new and contemporary as possible, where previous remodels still had greater echoes of the 1980s original. Really smashing.

310 36th310 36th Street Manhattan Beach CA  (2br/1ba, 1015 sqft.) is a nicely presented little cottage overlooking commercial properties to capture ocean views. It's palpably right in the thick of the urban North End and all the buzz and activity and stuff to do.

310 36th Street Manhattan Beach CAIf you're selling a 2br cottage you have to build up the potential, and they do. Assuming you could build a 3-story home on this 1750-ish sqft. lot, you'd have 2 levels with mostly unobstructed views.

But as presented, the little cottage is clean, smart and efficient, and sometimes these sorts of homes go to people who only intend the occasional weekend or Summer use. The deck off the western edge of the home is very inviting, of decent size and featuring those big views.

This one matches up against very nearby 3605 Crest (2br/2ba, 1150 sqft., 1750 sqft. lot), which is over 4 months on market now and asking $1.799M after $200K in cuts.

3201 Alma Avenue Manhattan Beach CA3201 Alma (2br/2ba, 970 sqft.) offers an original cottage on a walkstreet and an 1800 sqft. lot.

Bafflingly, its start price is $3.900M. (The listing had begun at $4.000M but drew offers after cutting substantially.)

2601 Alma has both a full-size 2700 sqft. lot and a fully functioning 3600+ sqft. home on site.

From the official description of 3201 Alma:

1021 33rd1021 33rd Street Manhattan Beach CA  (5br/4ba, 4100 sqft.) may seem easy to dismiss based on location: at the end of Oak, along Ardmore, at a spot near a traffic light that backs up during rush hour.

We're not saying anything that's not obvious, but if you get yourself there, the home may prove to be a pleasant surprise.

The home sprawls across an unusual, triangular 7000+ sqft. lot, which features a wide frontage along Ardmore (no, that's 33rd apparently), a modest patio off the living room but a long sideyard area that goes and goes.

And the home has virtually no neighbors. Just one on the eastern side, but you can't see it across the foliage, while meantime the rear and western edges of the home basically overlook the greenbelt from up high.

1021 33rd Street Manhattan Beach CAThe first-floor living spaces are quite large, built across an L-shaped open floor plan that affords a big up-front living/media room, wide-open separate dining room and a big kitchen/great room in back, opening to the rear yard. Ceilings are coved and shaped in interesting ways. One of the 5br is also downstairs. Most flooring in the common spaces is a hammered stone; a dark-stained hardwood makes up the stairs and media/living room. There's attractive, brand-new carpeting in the bedrooms.

With a recent whitewash and superb presentation, it's possible to see this one more as they're touting it, as a "one of a kind ... estate home." Certainly unique.

Worth noting: Back in 2012, the home was new and listed at two prices: $1.699M and then $2.100M, before being pulled from the MLS and closing in an off-market sale for $1.500M. Why? Dunno. But we wrote about it in "The Strange Case of 1021 33rd."

More from the official description:

1021 33rd Street Manhattan Beach CA"This Santa Barbara Style Estate Home is one of a kind in the desirable Tree Section! Sitting on a HUGE 7046 SQFT LOT , your lush landscape offers an oasis along with complete privacy. This home sits at the end of the block and is elevated above the Valley/Adrmore Greenbelt enjoying lots of sunlight while the backyard has no immediate neighbours which is extremely rare! Grand entrance with a stunning spiral staircase welcomes you.... Open layout with incredible Chefs kitchen , gorgeous marble counters and rich dark wood cabinets spills into the oversized family room which opens to the yard. The Master Suite offers direct west-facing views from the private balcony, cedar lined walk-in closest and the Master Bath with distressed old world cabinetry, spa tub, separate shower, double vanities and marble counters. The lot frontage is 72-feet and features a circular driveway offering easy entrance and parking."

1021 33rd begins at $3.799M and is open Sat. 1-3pm & Sun. 2-4pm.

East Manhattan Beach

1730 6th1730 6th Street Manhattan Beach CA  (5br/6ba, 4640 sqft.) is a partly remodeled, pleasant 2004 Cape Cod with attractive pool and spa featured in the backyard.

1730 6th Street Manhattan Beach CAThe first level has a bedroom/office (showing now as a media room), living and dining rooms and the big kitchen/great room in back. A large atrium/courtyard area just off the family room is a nice bonus.

The flooring throughout the first level is a reddish cherry wood or something similar.

However...

1730 6th Street Manhattan Beach CAStarting with the stairs up and the landing at the top, everything takes a dramatic turn for the modern.

Flooring is a wide-plan, white oak style wood, while accents are painted black. You see the culmination of the entire second floor's style in the master suite's complete, sleek, modern re-do. The whole second floor echoes this feel with major updates.

Bedrooms in addition to the master are all quite large.

Hill Section

206 N. Dianthus206 N Dianthus Street Manhattan Beach CA  (3br/4ba, 4400 sqft.) is a large, dated, 1980s Spanish with (old) carpet everywhere, including bathrooms. ("Carpet diem!")

There's no major effort to present it as anything other than a remodel-in-waiting, but the home is clean and offers large bedrooms and common areas. (Really. 3br and 4400 sqft!)

206 N Dianthus Street Manhattan Beach CAWe saw a sliver of horizon ocean view from the front balcony. There's also a (rare) roof deck accessed using a solid, wide ladder that gets you even better views.

304 N. Ardmore304 N Ardmore Avenue Manhattan Beach CA  (5br/6ba, 6340 sqft.) was first to be seen on the local market after it was completed in early 2017. The first listing, in May 2017, was at $7.750M and ran 5 months. It has been listed twice more since at $7.199M.

Now on its 4th agent, the home has its 3rd price: $6.895M.

304 N Ardmore Avenue Manhattan Beach CAIt's also re-staged, an important distinction from the prior listing. The last time we showed it, the budget must have run out for staging and the home was vacant and hard to figure. Back then, it seemed less than the sum of its parts: A huge, new Hill Section home with pool and multiple entertaining area. Now it is back to showing off its potential.

304 N Ardmore Avenue Manhattan Beach CAMore from the official description:

"[T]his property enjoys close proximity to the greenbelt, Downtown, the beach & Robinson school while taking advantage of the abundant square footage and large yards found in the Hill Section. Overlooking the greenbelt the home enjoys a (rare) lack of direct neighbors to the West. The entryway opens to a formal living room and steps up to a casual gathering space that opens wide to the large, private yard beyond with seamless access to the pool and spa. The upper level offers an open floor-plan with the gourmet kitchen at the heart of daily activity."

304 N Ardmore Avenue Manhattan Beach CA"A wrap-around terrace steps down to the tranquil yard and pool below. Panoramic doors draw natural ocean breezes through and extend the living areas. Enjoy expansive, un-blockable panoramic views of the horizon, including a glimpse of the ocean. A 3-stop elevator reaches the lower level where a billiards room, wet-bar and media room are found surrounding an open great room. The wet-bar/kitchenette area has a dishwasher drawer, ice maker, and mini-fridge. A bonus room is ready for a wine cellar. A private guest suite is also located on the basement level along with the laundry room and direct access to the 4 car garage."

304 N. Ardmore begins at $6.895M and is open Sat. & Sun. 2-5pm.
