Weekend Opens (7/2-7/3/16)

It's a holiday weekend and you don't expect too much in the world of real estate, but there are 36 Manhattan Beach listings that will be open to the public. That may be off the recent pace, but that's still quite a few.

Here's hoping you have a safe and happy 4th... and that we lose the marine layer for one of the most important beach days of the year!

Sand Section

224 32nd Street Manhattan Beach CA224 32nd (4br/5ba, 4400 sqft.) is a newer (2008) mid-block walkstreet home that enjoys views not only front the front and rear corners, but currently for the absolute entire length of the house. You see waves breaking and segments of sand on the beach below, all as part of a 180-degree+ panorama of the Pacific. That's nice. A small 2-story triplex next door doesn't block 3rd-floor views one bit.

This block of 32nd not only has the next-door (western) neighbor as a relatively older and under-developed home; many of the properties on both sides of the street are dated and under-sized. That just means it is taking a while for this steep, view-heavy walkstreet to turn over completely. It will come.

In a time when truly new or spectacular walkstreet view homes are selling in the 9's (see "To the Nines"), this one stands out, priced at $6M.

The home itself here features 3 bedrooms on the middle level, each with its own bath, with a 4th bedroom on the lower walkstreet floor. The top floor is very open. It's not clear what style you might label this home with – it's got some Mediterranean influences, although nothing heavy. Inside, the flooring and cabinetry are cherry wood. 200 Moonstone Manhattan Beach CA200 Moonstone (3br/3ba, 1450 sqft.) is what the listing calls a "vintage duplex" but it's been un-vintaged (?) with a recent, total flipper remodel. It was acquired just about 6 weeks ago for $1.610M, and after the treatment, they are asking $1.825M. More from the official description:

3412 Walnut (4br/4ba, 3250 sqft.) is a custom build that's clearly got its own sense of style. You haven't seen this one before. Kind of fun. Updated from the 1980s original. More from the official description:

2204 Manzanita Lane Manhattan Beach CA

2204 Manzanita (3br/2ba, 1600 sqft.) is a somewhat expanded and partly updated Liberty Village cottage. The front yard is ready for an update, while the backyard is entirely paved. Kitchen dates to the 70s or so, while one bath has been modernized. What does it mean when a listing concludes, "ready for your finishing touches"?

1447 19th Street Manhattan Beach CA

1447 19th (5br/5ba, 4100 sqft.) is not a new listing, but it just hit our radar as a compelling East MB family home. Intriguingly, they are preparing to paint that pink-orange stucco a nice off-white to lend the Mediterranean home a more Spanish feel. Definitely a trend to watch.

Spacious and open, newer home with nice pool... easy to like. More from the official description:
