Probably the headliner listing for the week is new construction at 653 27th. In general, you don't usually plan a listing to launch at this time of year, but with new homes, you go when they're ready. Bonus if you stand out in a midsummer weekend.

Our video features several new listings, actually, including that new Tree Section home, a walkstreet modern at 128 18th and every listing noted below (there are 10 in total in our video):

Tree Section

653 27th653 27th Street Manhattan Beach CA (5br/6ba, 4670 sqft.) is a marvel, taking all the expectations you may have for a new 3-level home in MB to a new place.

It's the designer elements, for sure, that pop and make you see there's something special afoot.

653 27th Street Manhattan Beach CAA large "floating staircase" opens wide to the basement level below, blending upstairs and downstairs common areas in an unexpectedly effective manner.

The backyard, faced with a challenge of being positioned up against a zero-lot-line structure behind the home (a game room or pool cabana related to the double-lot home behind), features a tall, brick wall painted soft white, giving the yard unexpected definition and texture, almost a feeling of being in the city.

653 27th Street Manhattan Beach CADefinitely check this one out. More from the official description:

"This brand new home features an on-trend modern coastal farmhouse design... White-washed brick accent walls, blonde wide-plank wood flooring, gleaming nickel hardware finishes, stately coffered ceilings, reclaimed wood, and touches of black wrought iron are design details that deliver livable luxury. The entry welcomes visitors to enjoy open concept living and entertaining areas, with a gathering area that flows directly to the open dining area and then steps up to the formal living room. A wood-encased floating stairway serves as a central focal point while separating the more formal spaces from the casual entertaining areas. The modern chef’s kitchen seamlessly connects to the family room and opens by way of double sets of panoramic doors to the very large and private yard beyond. The kitchen is stocked with a premium Miele appliances including a built-in espresso maker. The lower level finds a light-filled, finished basement with a large wet-bar, game room and lounge area, family media room, private guest suite, and mudroom. The private master suite is located on the upper level, along with 3 addt'l bedrooms + laundry room. The property enjoys an abundantly sized backyard. A high wall of white-washed brick provides very rare feeling of privacy."

3113 Walnut3113 Walnut Avenue Manhattan Beach CA (5br/5ba, 3330 sqft.) is a nifty take on Mediterranean or Modern or Spanish... Modern-terranean? No, no, don't label, just enjoy. The point is this one features a blend of styles that's just different enough to work.

Back in 2016 when it was new, it was different and fun enough to get a nod from MBC as a welcome addition to the narrow range of home styles we see here. Much of what we said in our first review of the home applies now, so we'll just quote that:

3113 Walnut Avenue Manhattan Beach CA"Besides the major style pluses and current floorplan (great room in back), one thing that really got our attention was the fact that each of the bedrooms upstairs was of more than adequate size. So often, under the new construction rules, a 5br/3300-ish sqft. house will have some small bedrooms – somehow, not a problem here."

And from today's official listing description:

"[A] striking balance of traditional and modern design. An inviting open floor plan welcomes you inside with light that accentuates all of the home’s stunning luxurious touches, custom accordion doors that completely transform the outdoor/indoor living space by allowing a seamless transition between the great room to the expansive & private outdoor sanctuary. You will love the impressive gourmet kitchen that makes entertaining a breeze with Carrera [sic] marble center island, Thermador appliances, and dual-zoned wine cooler. You will feel like you’re on vacation year-round from the tranquil master suite, reminiscent of a five-star resort with spa like bathroom featuring Zebrano marble counter tops, an oversized spa shower, soaking tub, walk-in closet, and a private balcony overlooking the lushly landscaped yard. Experience true SoCal living as you venture out to the backyard highlighted by a 12’ high stacked ledger stone wall, built-in fireplace, and living area finished in European limestone. This exquisite home continues to take every luxury and comfort in mind with additional amenities including wide planked oak wood flooring, fully programmable Vantage Lighting system, Sonos audio video system, Ring Video Doorbell, customizable data & A/V center wired to entire home, dual-zone Nest temperature controls, and dual-zoned AC. This is the chic coastal family lifestyle you’ve been searching for.
