Sand Section

412 8th Street Manhattan Beach CA412 8th (5br/6ba, 4425 sqft.) is that rarest of quantities: a flat family walkstreet home that you can actually tour at a public open house.

Do.

It's a 2012 build with a good floorplan and excellent accents and decor that brighten it up further. It's a "midfloor" floorplan with the principal family spaces, and entry, on the middle level, with bedrooms on top and a sizable den downstairs opening to the walkstreet patio.

That's a big number they're asking: $6.750M, but it has two comps: 337 7th ($6.900M, June 2018) and 325 6th (new, $6.550M, May 2017). More from the official description:

417 21st St. begins at $2.450M and is open Sun. 2-5pm.

464 33rd464 33rd Street Manhattan Beach CA (4br/3ba, 2650 sqft.) is a total charmer up on the plateau, although only 2 stories in an area where 3 are possible.

No worries, though. Arguably, 2500 or so sqft. should be more than sufficient for many families. Here we appreciated the walkstreet-style front patio area, and the flow of all the common rooms on the first floor.

If the PPSF seems high at $1,321/PSF, one needs only look at recent sales of smaller homes on smaller lots to see potential comps: 429 27th (3br/3ba, 2000 sqft., $2.812M, late June 2018, $1,406/PSF) and 461 27th (new, 3br/4ba, 2300 sqft., $3.295M, April 2018, $1,433/PSF).

Hill Section

1016 John1016 John Street Manhattan Beach CA (5br/4ba, 3075 sqft.) is a masterful designer remodel of a Hill Section home.

It's really effectively a new house, given the dramatic extent of the work done to this 1960s original. (For fun, see the prior sale listing here, showing it in original condition.)

The 2-story home has its first/main level at street level along John Street, and that's where you find the kitchen, dining room, formal living room, master suite and a flexible room that would probably be an office.

Tree Section

648 26th648 26th Manhattan Beach CA (5br/3ba, 2770 sqft.) is a 1990 original with substantial upgrades, in a stellar location and with a big, sunny backyard.

The floorplan features 2br on the first level, sharing a bath with a shower. Going upstairs, there's one bedroom on a split level before going up a few steps to the next. Those share a hallway bath. The master suite in back is of average size, not overdone. More from the official description:

3401 Maple3401 Maple Avenue Manhattan Beach CA (5br/6ba, 3250 sqft.) is new construction in a unique modern style.

It's got echoes of two recent sales from this year: the split-garage modern at 1501 Elm (4br/5ba, 3160, $3.125M) and an East Manhattan build by the same builder as 3401 Maple, 1540 Curtis (5br/5ba, 4400 sqft., $3.455M).

The common spaces are bright and open to a smallish backyard that's got tiered with an uphill slope behind it. The modern style is softened somewhat with the use of the same brick outside, in the kitchen backsplash area and in the living room fireplace.

3409 Walnut3409 Walnut Avenue Manhattan Beach CA (4br/3ba, 3350 sqft.) is a 1980s original with upgrades. Of the bedrooms, one is downstairs (currently showing as an office), while the master plus two oversized bedrooms are upstairs.

East Manhattan Beach

1605 Faymont Avenue1605 Faymont Avenue Manhattan Beach CA (4br/2ba, 1538 sqft.) is a largely original Liberty Village cottage with an addition in back (master suite/family room) and light upgrades here and there - new kitchen countertops and backsplash, new counter in one bath.

Overall the home still shows its age and needs some work, such as to repair/refresh the scuffed hardwood flooring. That'll clean up nicely, as should the rest. Call it a minor fixer, unless someone really wants to go to town with a modernization.
