Weekend Opens (7/23-7/24/16)

It has to be said: Summer is turning strange. 

We began the morning Saturday with a weird orange glow, owing to the sun coming through smoke from an unfortunate, large fire in the LA area. It felt a bit like autumn had come early. By midday, rolling fog blanketed the beach.

The absolute rush of real estate inventory is also quite a surprise. July and August would normally be months when sellers would not choose to list. But we saw plenty of debut listings this week.

More than once recently, we've heard the hypothesis that potential sellers may be trying to cash in as near to the peak as possible, worried about what's next. We'll see.

509 N Dianthus Street Manhattan Beach CA

509 N. Dianthus (4br/3ba, 2150 sqft.) is called a "contemporary Mediterranean" with a "soft Italianesque exterior" and "beach interior," which is to say, there's a lot going on here.

The modest, but nice, home was last seen at $2.099M earlier this year. It's back less pricey and perhaps looking to really make it happen this time. More from the official description:

Tree Section

1825 Walnut Avenue Manhattan Beach CA

1825 Walnut (3br/2ba, 1400 sqft.) is a very original cottage on a midsized 4480 sqft. Tree Section lot. Given the price (just under $1.4M), the options are all but endless: Open it up radically and give the whole house a complete gut-and-remodel overhaul, mostly within the current walls, or build new.

After all, $1.400M was land value here not so long ago. What happens next here?

3500 Blanche Road Manhattan Beach CA

3500 Blanche (4br/5ba, 3400 sqft.) is a 2007-built Spanish that's a departure from the typical home design, with thoughtful details and bright rooms. More from the official description:

This means that the modern-inspired remodel, crisp at every corner, also feels spacious, with the lot much wider than expected. Rooms are of more than adequate size, with the great room opening to the backyard especially inviting. Breezes were very cool on two afternoons that we visited here in the heat of Summer. Traffic is a factor – it always is on Rosecrans – but you get a lot for the money by taking that on.

1457 MB Blvd Unit A (2br/3ba, 1350 sqft.) is an upgraded condo. More from the official description:

It began at $1.699M in May, obviously high for a home on the last block of Liberty Village near the Trader Joe's, but has reduced its ambitions now by $200K and is starting to look compelling. 1405 Manzanita (3br/2ba, 1475 sqft.) is closer to the other end of the spectrum for Liberty Village. Location's better than the Wendy home, but let's say it's still waiting for the sort of remodel that Wendy has had. (It looks like it was touched in the 1970s.) More from the official description:

1247 11th Street Manhattan Beach CA

1247 11th (3br/2ba, 1700 sqft.) is probably going to be open this weekend for kicks, but you're too late. They collected multiple offers very early and accepted one already. (Yes, here in July 2016.)

It makes sense when you see that this is a simple, single-level home, with some recent remodeling that anyone could take as-is, or gradually upgrade to taste.

It's also nice when they don't mess around on pricing. This sale will be some kind of anchor comp for others around it for a while. More from the official description:
