Sunday Opens (7/26/15)

If you're lucky, it's hard to mark time during the Summer.

Time just passes, with vacations and beach days and long, lazy nights.

So here's one midsummer marker: The changing of the (Junior) Guards. Session 1 has wrapped up with its celebratory competition, the Taplin relays. A new session starts Monday.

And then, at some point, the kids start complaining that everywhere they go, there are "back to school" sales. Not to worry, little ones, there's plenty more sunny days ahead.

Sand Section

The location is both the pro and the con. There's no getting away from the fact that 15th/Manhattan Ave. is one of the busier parts of town, just a few doors down from Highland. On the other hand, this means downtown's pleasures are right outside your front door.

This listing raises the question of what the value of a half lot by itself might be in this location. More from the official description:

Tree Section

3100 Palm Avenue Manhattan Beach CA3100 Palm (4br/3ba, 3350 sqft.) is an 80s original running along a corner lot, with a middle entry and garage off to one side. This gives it an appealing facade to the world, although the setup leaves no real yard. (Two patios suffice.) 

All common rooms are downstairs and all 4 bedrooms are up. Just about everything would probably get an update from the next owner. More from the official description:
