East Manhattan Beach

1246 10th Manhattan Beach CAThey haven't staged the home yet, nor fully photographed it yet, perhaps imagining that it can sell quickly without the bells and whistles. At $5.495M, though, this one is chasing a rather small audience of potential buyers.

How does a home get to 7000 sqft. on a standard, 7500 sqft. East MB lot? With a basement that you would compare to a basketball court, if the ceilings were higher. It just goes on and on and on, feeling perhaps 3x bigger than a typical new-construction basement.

1246 10th Manhattan Beach CAWhile much of the space is open and unadorned, you gotta love the fully enclosed wine tasting room, with space both for storage and a table or two to sit and sip.

The kitchen/great room area is a highlight, with high ceilings and opening to an outdoor room. The master suite, too, has an outdoor room with fireplace rather than the typical, little, never-to-be-used balcony. Nice feature.

We also found the view from that master balcony/room to be very pleasant, with treetop views and the 8th St. water tower in sight. (The view pic below is ours.)

Back to pricing for a moment. You will recall that just this week the record was reset for a new East Manhattan home, as 1755 8th (5br/8ba, 4835 sqft.) closed for $4.465M. Wow. So, one way you could look at it is that here at 1246 10th, you get 2000+ additional square feet at about $475/PSF, a fraction of the overall cost per square foot these days.

200 Haley Way 200 Haley Way Manhattan Beach CA(5br/4ba, 3375 sqft.) poses a challenge to you: Try, just try, to find this much square footage fully remodeled to today's tastes anywhere in MB for $2.2M.

You can't.

Why, debuting just last week in East Manhattan at $2.199M was 1823 5th (4br/2ba, 2315 sqft.), a 1970s single-level SFR that would like a new round of updates. (They quickly corrected the price to $1.999M.)

200 Haley Way Manhattan Beach CAThe "catch," as they say, is that this home borders busy 2nd St. and backs up to Aviation Blvd. beyond the backyard fence. There are all kinds of efforts to mitigate the location, but it's still the location.

Here is a classic case of where the tradeoffs make sense with an attractive price. A gleaming, near-perfect remodel within the 90266? Sure.

Sand Section

460 29th460 29th Street Manhattan Beach CA (4br/6ba, 3850 sqft.) is a super custom 3-story new construction home on the plateau.

When you see hundreds of houses per year, you come to see that there are only so many ways to lay out a home, especially on a narrow beach lot. And yet... this one's truly different.

We liked the first-floor den and second-floor living room, but there is a split-level feeling starting in the middle of the home, breaking things up and defining the spaces. The kitchen/great room in back opens to a covered balcony/outdoor room.

There are no views to be had from this location, so the design mostly uses windows for light and focuses attention on the internal spaces. Finishes are just a little different, a signature of this builder, as first advertised by the faux red brick on the exterior. That's a look you don't see much now.

460 29th Street Manhattan Beach CADefinitely worth a visit to see that it can, in fact, all be done differently.

212 43rd212 43rd Street Manhattan Beach CA (3br/3ba, 1600 sqft.) is a tall SFR in El Porto with 3br on the middle level and somewhat updated kitchen and baths. Views from the balcony. More from the official description:

305 1st 305 1st Street Manhattan Beach CA(4br/4ba, 2400 sqft.) is a TH in the South End for which the listing description seems to call out for updates. Per the official description:

Tree Section

590 33rd590 33rd Street Manhattan Beach CA (3br/2ba, 1715 sqft.) is a comfy cottage with upgrades to the kitchen (comparatively huge) and a den in back opening to the yard.

As a single-story, smaller home in a great location near the sand dune, you'd almost consider this a land-value proposition, but the home is simply too nice as it stands.

590 33rd Street Manhattan Beach CAMost likely it's going to find a buyer at one of the ends of the spectrum: first-timers just getting into MB, or downsizers looking for a one-level home in a good location.
