Weekend Opens (7/29-7/30/17)

It's time to hit the road.

That is, if you're a cyclist and you're part of the 56th annual Manhattan Beach Grand Prix on Sunday.

Y'know, the world seems a little bit crazy these days. Maybe not as bad as in "The Upside-Down" from "Stranger Things," but wonky, for sure.

So in that spirit, they're running the Grand Prix backwards this year.

Ok, no, not literally in reverse. Bikes don't work that way. The cyclists will go counter-clockwise around the Valley/Ardmore course they've used for years. This change, it is hoped, will deliver a "super-fast finish."

Variety is the spice of life. And yet, speed kills. We're going to hope that the cyclists avoid crashes (and clichés) as they make they way 'round MB once more. Don't forget the races for non-pros and kids. A good day around town.

In local real estate, we see that of the 13 new listings in the past week, 7 came in East Manhattan, and that's the bulk of the new listings with open houses this week, too. There had seemed to be a bit of a drought east of the highway, but not right now.

East MB

1407 23rd 1407 23rd Street Manhattan Beach CA (4br/2ba, 2000 sqft) is a very pleasantly updated and expanded single-story 1950s cottage with a modernized kitchen, pleasant outdoor spaces and a layout that you just haven't exactly seen before. (Unless you remember this house.)

You have an entry area, a small living room that's passed through toward the dining area and kitchen, then another modest family room off to the side. It opens nicely to an outdoor living room along an ample side yard with built-in bbq and outdoor fireplace.

Outside there's also a sunken hot tub and a rear area with grass. (Currently, too, a cute kids' house/fort with slide.)

Back indoors, you'll pass two good-sized bedrooms and an office with pocket doors. The listing calls this a 4th bedroom, and, er, maybe. The closet's been removed.

Master suite is at the rear, showing artifacts of an older remodel with the travertine tile. Only 2 bathrooms serve the house.

1270 Bryant Place 1270 Bryant Place Manhattan Beach CA (4br/2ba, 1900 sqft) is on a block that you have to admit you probably never knew existed.

It's a cul-de-sac just west of the Mira Costa baseball fields, and there are just 5 houses there, along with a corner lot that's vacant and happens to be owned by the city. (Why? Inquiring minds want to know.) [Note: Our overhead image here is from Microsoft's "Bird's Eye View," available on any listing seen on MB Confidential.]

This home boasts a 71' wide lot that runs about 112' deep, yielding an unconventional shape for what sounds like a conventional 7600-odd sqft. plot in the Mira Costa area. (Literally, the Mira Costa area.)

The home itself is a 1968-vintage rancher. They made some great things in '68. And this one's been rehabbed and revived and given some distinctive updates along the way, with both a modern and perhaps Craftsman-y inspiration. Only the light-maple flooring is obviously out of place today.

And the yard space is unevenly and surprisingly allocated along the front and side yards, with very little "back" yard space, which is all concrete and with what seems to be a wood seating platform running the full width of the yard.

You know how homes are typically presented on the market after a radical decluttering, some fixups, a landscape refresher and neutralization of paint colors toward beiges and greys? Well, they didn't do that here. WYSIWYG. More from the official description:
