Sunday Opens (7/29/18)

While you really should be at the beach Sunday, there's a 3-hour window of time (2-5pm) where you might seriously consider a pilgrimage to one of the most astonishing new homes in town.

That's 1026 Pacific, in the Hill Section at the corner of 11th and Pacific. It's not at all far from town and easy to visit. (Credit for image here and images below for 1026 Pacific: The Home Bird.)

Surely, you've passed it before and have been curious. Now's your chance. There's more in our writeup below, but we wanted to call special attention here.

Overall this week, the pace of new listings slowed, although new escrows are opening left and right.

There's plenty to see this weekend unless you were hoping for something new in East Manhattan.

Hill Section

933 9th933 9th Street Manhattan Beach CA (4br/4ba, 3960 sqft.) is a Hill Section flipper remodel, technically, but in reality it is a superb reworking of the original 1980s house to suit current styles. It improves the original house with inspired design, attention to detail and creation of great outdoor living spaces, including a new pool and spa.

It truly feels new, and defines just about everything a big Hill Section house is supposed to be... albeit on the non-view side of the hill.

Maybe it was hard to see the possibilities for this 1980s build when it was first listed in Spring 2016. To begin with, they drastically overpriced it at $3.595M, while the home felt notably "of another era." Even the 2000s-vintage updates were a bit glam and heavy. It was a poor start and the home kind of disappeared. Eventually, the flipper got it 18% lower at $2.930M.

Thank heavens they brought time, style and inspiration to the work. They even broke from "plantation" or Cape Cod style, steering toward a modern farmhouse look that is just fresh enough, but not too different, either. The home is transformed and checks the boxes for many potential buyers. More from the official description:

What can you say about a bold, confident, enormous, totally surprising home like this? (Hey, that's a start.)

There is nothing typical here. The exterior announces the modern home's commitment to be different. Inside, you realize quickly that the modern look has a heavy dose of mid-century to it, throughout.

Then begin the super custom features. A sunken conversation pit in the living room at the entry. Wow. Completely disappearing floor-to-ceiling sliding doors to the backyard. Wow. Wide-open flow all across the first floor. Yes.

That's right, below. There's a second-level basement, a legit 4th level, featuring a tiered home theater. Wow (again).

Along the way, you'll pass the open-display wine room.

You'll also spy the garage... but it's not just a garage. It's a 2-level setup allowing for a car lift, if that's your fancy, meaning you could park up to 9 cars.

Last comment for now... "Bold" hardly captures the full spirit behind the bet made for this home built on spec. It's so huge, so unique and so pricey ($9.750M), it's built for one buyer. And yet, last we checked, the total number of buyers you need for each home is, exactly, one. More from the official description:

776 MB Blvd.776 Manhattan Beach Boulevard Manhattan Beach CA (2580 sqft.) is a duplex near town. From the official description:

2412 Manhattan2412 Manhattan Avenue Manhattan Beach CA (4br/4ba, 2480 sqft.) is an all-new modern TH with protected ocean views down the 24th Place alley, and additional views for now over a construction site across Manhattan Ave.

It's bright, taut and crisp. These west-facing lots are relatively rare but when you see them, you appreciate how living spaces can have so much view, compared to, say, a walkstreet home where views often require stepping up to the very front of the house and craning one's neck to look down the street.

401 6th401 6th Street Manhattan Beach CA (4br/2ba, 1890 sqft.) is an expanded flat walkstreet cottage. It's got some relatively recent remodeling (~20 years) but an overall vintage feel. Unlike some older walkstreet cottages that have come out in recent months, this one has sincerely potential to remain as it is, rather than to be sold only for land. 221 Homer221 Homer Street Manhattan Beach CA (4br/4ba, 2670 sqft.) is a newer (2016) home on a somewhat larger-than-half lot (1714 sqft., officially). It gets good views to the south over the neighboring homes in Hermosa. (On this block, Homer is the boundary between beach towns.)

There are 3br on the middle level, plus a den and 4th bedroom on the first floor. The top floor enjoys views from almost all the living spaces. It is the definition of modern beachy style.

This custom home surprised us somewhat in Aug. 2016 with a sale at $4.467M. Hey, the market was there. It's up now a bit higher at $4.989M. More from the official description:

East MB

1551 Artesia #21551 Artesia Boulevard 2 Manhattan Beach CA (3br3/ba, 1800 sqft.) has just about the lowest PPSF in the 90266 (at $611/PSF), offering a very decent amount of square footage and a location set off just a bit from busy Artestia Blvd. (Note: Tax records show 1620 sqft. while the listing says the property has been "taped at 1800 square feet," so the PPSF could change a bit based on that discrepancy, depending how you resolve it.)
