Weekend Opens (7/5-7/6)

It's one of those slow weekends.

Virtually every new listing to appear since last weekend is east of Sepulveda. The only 2 new listings west of Hwy. 1 aren't posted as open.

And Mrs. MBC says she's picking "the beach" this weekend rather than any listings.

Those factors combine for an edition mostly featuring some greatest hits...

Hill Section

1031 Boundary is open for the first time this weekend. It's not your CEO's Hill Section estate.

It's funkytown, alarmingly near to Sepulveda, and must we remind you that Boundary Place is an alley?

But here's the thing – you get plenty of space (3br/3ba, 2950 sq. ft.), a large lot (6800 sq. ft.) and some ocean peeks for $1.699m. For some, the balance will make sense. Open Sun. 1-4pm.

808 Highview gives you most of what you could ask of a Hill Section estate: newer construction (2002), a good-sized house (5br/5ba, 4100 sq. ft.) and nice views in a quiet location. You'll need $4.999m to move in (they've cut $250k). Open Sat. 1-4pm.

511 N. Dianthus, a 3br/2ba "entry level" house with 1900 sq. ft. It's clean, but shows its 1960s vintage – not much style nor many substantial updates. It's on a smallish 3250 sq. ft. lot which somehow has room for a large, very sweet garden with koi pond. Down a sliver this week to $1.399m.

Sand Section

508 3rd is a nice family home, 20 years new. Main assets are the location and size – 4br/3ba and 3050 sq. ft. Sellers are going for the max – $500k tax-free – as they paid $1.8m in Sept. 2005. Now offered at $2.299m. Open Sun. 3-5pm.

532 6th, with 4br/4ba and 2700 sq. ft., is for folks who want the South End, the walkstreet appeal, tidy spaces and a warm environment, but don't mind being on Valley. The master is a retreat with treetop views to the west. Priced at $2.350m, after a very brief try at $2.7m last November. Open Sun. 2-4pm.

Re-list of the week: 125 El Porto began Jan. 7 at $1.699m. It has made some gradual steps down to $1.479m, and it got freshened up for the second half of the year this week with a new DOM clock. Open Sat. & Sun. 1-4pm.

Tree Section

1813 Pacific started last week and is worth a drop-by this week. A nice, recent remodel that's not all that big at 4br/3ba, 2135 sq. ft.

Not much curb appeal (hence the kitchen pic), pretty high by PPSF ($749/PSF) to start at $1.599m. (Mrs. MBC thought about picking it, but balked at the price. At $1.3m, she mighta.) Then again, there are neighbors on the market pushing much higher. Open Sun. 1-4pm.

3104 Palm shows its 80s vintage outside, but it's large (4br/3ba, 3425 sq. ft.) and ultra-updated inside. Now at $1.769m (with a low $516/PSF). Open Sun. 2-4pm.

751 26th offers 5br/5ba, 3500 sq. ft. Purchased new in Apr. 2001 for $1.475m, unloaded for a tidy $2.1m 4 years later. Come 4 years further down the road, it's at $2.350m. Open Sat. & Sun. 1-4pm.
