Sunday Opens (7/7/19)

For the sleepy 4th-of-July weekend, no new listings offer debut open houses.

But out of 131 active listings, there will still be plenty holding the doors open on Sunday – 35 will be open, to be specific. Below we reprint some of our reviews of the newer and more intriguing options still out there.

The 4th was supposed to be all about action on the grill and in the skies, but didn't that script get shaken up? Both on the 4th and the 5th, major earthquakes somewhere along the road up to Mammoth gave us all a little reminder: Update your own earthquake survival kit at home!

earthquake-kit-2019We took a look at our kit at MBC HQ, and yes, it needs a refresher.

The water jugs are old, one partly evaporated (how?). We took out the bleach when we needed it for something else. A few backup batteries are leaking. You would not eat this canned food. The survivalist knife is still nifty and new and glistens in the light, ready to help us gore any wandering livestock in the event of a total societal breakdown after a quake. 

For our update, we're looking to advice from the California Department of Public Health. And we're adding instant coffee (better than no coffee!) and some 5-hr. energy shots, because... How long before Two Guns opens after The Big One?

228 33rd228 33rd Street Manhattan Beach CA (3br/3ba, 1640 sqft.) is a modernized although seemingly undersized late-90s TH with some very big views right in the thick of the North End.

228 33rd Street Manhattan Beach CAPositioned at the peak of the hill before Highland, it's in the perfect spot to look down 33rd and over neighboring homes.

Interestingly, the neighboring commercial property on Highland made for some unfortunate headlines in past years, when it was a gym whose music and other noises caused an exceedingly nasty rift with the owners of this home. The gym is now gone, replaced by a much less noisy nail salon with a now-famous mural stating, "Love You Like." (See DigMB's story on the mural, which notes that it was rated one of the "Must-See new murals" in Los Angeles by L.A. Magazine, and that photographers from TMZ were seen outside of the salon taking pictures of the mural.)

This one had a deal soon after listing (when the price was $300K higher), but it didn't work out and they came back with a cut to the current price, $2.899M. More from the official description:

401 10th401 10th Street Manhattan Beach CA (4br/5ba, 4100 sqft.) is a nicely done '05 "Nantucket" on a walkstreet extremely close to downtown.

So close that downtown is literally out the back door.

The floorplan here has an entry at the middle level where most bedrooms are located, and principal living spaces on the top level. The master suite is deep, with a huge bath and closet, then 2br more and laundry on the same level.

A downstairs den opening to the walkstreet is complemented by a first-floor guest bedroom.

Nice, traditional style, well-kept, ready for the next. From the official description:

Tree Section

2306 Pacific2306 Pacific Avenue Manhattan Beach CA (5br/4ba, 3520 sqft.) is a 2001 Cape Cod with a somewhat oversized lot/backyard. It's a simple walk along the sidewalk to Pacific elementary, which few others in the area can say. (Sidewalk!?)

Flooring is blonde maple throughout the home.

This one was in escrow for about a week soon after hitting the public market, but fell out 10 days ago.

2916 Palm2916 Palm Avenue Manhattan Beach CA (5br/4ba, 3425 sqft.) boasts a nice location east of Pacific and north of Valley, and crowd-pleasing Cape Cod style.

It's 15 years old but with some key upgrades, feels on a par with newer homes.

2916 Palm Avenue Manhattan Beach CAA lucky upgrade: The flooring, made of hickory pecan, had been stained dark when first put in, but they've now sanded away the dark color and left it looking naturally beautiful without any need for a new stain color.

The first-floor bedroom can easily serve as an office or living space because it opens to the rest of the home by dual french doors. All other bedrooms are upstairs, with 2 hallway baths.

This one was well done in the first place, but sports nice stylistic upgrades as well. It is priced closer to new construction than not, but also looks more like it than not.

Hill Section

943 Duncan943 Duncan Avenue Manhattan Beach CA (4br/5ba, 4880 sqft.) is on a loooooooooong Hill Section lot, just 40' wide but ~175' deep, more than 60' deeper than next-door neighbor (on the market) 939 Duncan's lot.

That makes for a fairly skinny house that goes on and on back to the end of the lot. The layout is expansive with rooms here, there and also over there, bedrooms tucked onto sides spaces and living areas wide open and going on and on.

943 Duncan Avenue Manhattan Beach CAAn active family might find plenty of spaces to spread out without ever being in anyone's hair. Heck, even the garage is enormous, with one area set aside as a home gym and a full bath downstairs.

210 S. Poinsettia210 Poinsettia Avenue Manhattan Beach CA (6br/6ba, 5485 sqft.) is new construction in the southern Hill Section with some ocean views and all of the bells and whistles anticipated in new construction in Manhattan Beach these days.

You enter into an open living/dining room with almost a second living room (staged as an open office) off to one side, which has a deck (over the garage) and some view. Pull back to the traditional large, open kitchen/great room combo, and you will find the floor-to-ceiling "disappearing" doors opening to the backyard.

210 Poinsettia Avenue Manhattan Beach CAThe design and finishes are suitably down-the-middle style-wise, but just different and almost playful enough to bring a little smile. We liked the light wood of the kitchen island, found the denim-like mesh dining room light a bit daring and the first-floor hallway bath's lighting-up stone sink a clear example of someone having fun.

210 Poinsettia Avenue Manhattan Beach CAThe yard felt unexpectedly spacious for a 6250 sqft. lot, not all that much less than you would find in an East Manhattan backyard on a 7500 sqft. lot. But here you are quite a bit west of Sepulveda. The yard is presented simply, with an outdoor room (check), artificial turf and a seating area with firepit.

Upstairs, both the master suite and a secondary bedroom get ocean views to the southwest. The master bedroom itself isn't huge, but the closet space is very good and nicely built out. There are 2 other bedrooms upstairs, a guest bedroom on the middle level and yet another downstairs off of the spacious basement. The two rear bedrooms upstairs share a spacious porch... so the kids can entertain?

210 Poinsettia Avenue Manhattan Beach CAOne feature we loved off the garage/basement level: a large "mudroom" with extra laundry (and epoxy flooring) invites you to stash bikes, boards, wetsuits and whatever else might come into the house messy without treading into the house at all, and without consuming garage space that you might prefer to use for, say, a car. (Yeah, crazy, right?)

The asking price here is $8.500M, somewhere between two fairly recent Hill Section sales of properties that really weren't too similar:

629 6th Street Manhattan Beach CA629 6th (6br/7ba, 5600 sqft., 7125 sqft. lot) was ultra-modern new construction with significant, unblocked views. Sold for a reported $9.400M in May 2017.

524 11th (6br/7ba, 6230 sqft., 8750 sqft. lot) was new construx that sold pre-completion. It's on the low, flat part of 11th very near downtown. Sold for $7.307M in May 2018.
