We're trying to help anyone who doesn't have A/C to feel just a little better here.

Hey, that threat of 99 degrees is gone! It's not 117 here like up in the valley or inland!

The water's 70 degrees or less! And we don't have that killer swell endangering beachgoers here on the west-facing beaches!

Ohhhh, and there's this: Each of the new real estate listings we're featuring below has air conditioning!

Sand Section

516 21st (4br/3ba, 3540 sqft.) is a transformational delight. The illusion that you've just walked into a regal, classic home in Connecticut somewhere is convincing.

Alas, this beauty is only 10 years old and was most definitively built by a local, not transported from a neighborhood back east.

Both formal and beachy, the home features a floorplan benefiting from a 42' wide lot, the first of several such lots along its side of 21st. (Most neighboring lots are 30' wide.) 532 21st Street Manhattan Beach CA532 21st (5br/4ba, 4340 sqft.) is new construction although not a new listing. Both this one and the new listing/old-style neighbor will be open this weekend, so a lot of people will want to see both to compare & contrast.

This one is down $250K from its start and now asking $5.249M after 100+ DOM. Thanks to its large basement, the home is about 800 sqft. larger than 516 21st. Its back patio doesn't back up to an area quite as quiet as 516, however.
