The showplace is (understandably) the top floor, where it appears that today's vast, west-facing, 180-degree-plus panoramic views aren't threatened by properties to the west, thanks to the downward slope of the hill. (Buyers, please verify.)  It is everything they are making it out to be in the listing description.

The master suite and one other bedroom are on the entry level. While bright, the master unfortunately doesn't get views - instead, a private balcony. You'll go down to find other bedrooms and a couple of flex rooms that could each serve as a small home gym, theater, office etc.

413 9th Street Manhattan Beach CA413 9th (6br/5ba, 3800 sqft.) is a 3-story total remodel of a 1940s original that has had prior incarnations with both a twee French Country look and a Bali look prior to the current "British West Indies" styling.

413 9th Street Manhattan Beach CAWhatever you call it, the story starts with location. Is 9th Street the best of the flat/family walkstreets? Dave's got 2 clients on the block, but others on "competing" streets, so we'd rather not wade too deep into the debate. There's this, though: It's almost perfectly flat, wonderfully close to town and relatively quiet, with plenty of kids making just the right amount of ruckus. (It is a family walkstreet.)

The remodel here makes for a reasonably bright and open, modern beach-contemporary first floor, where all the living spaces are together, accessible to the front walkstreet patio. There's a good blend of private and public in the connection of the home to the walkstreet.

Main bedrooms are on the middle level, with the master up front. There's a bit of extra style to the master bath and other accents here and there. On the top level, you'll find a living room and additional bedroom.

This home was listed last year for 6 weeks at $5.499M. It's starting higher now ($5.838M), perhaps on the strength of other recent sales that have raised the bar.

413 9th Street Manhattan Beach CAWorth noting: Nearby, a slightly larger Asian-modern custom home at 404 9th (5br/5ba, 3935 sqft.) recently was offered for 2 months on the public market at $5.999M down to $5.550M, then quit. It actually sold privately in a sale not reported on the MLS for $5.200M, according to tax records, and will be given a major remodel before possible resale.

212 40th Street Manhattan Beach CA212 40th (3br/2ba, 1525 sqft.) is a smallish 1920s El Porto cottage that's gotten an extremely pretty makeover.

From the official description:

In very similar condition, this one sold in April 2013 (call it 4 years ago) for $1.350M. They tried to resell at $1.995M in 2015, to no avail.

212 40th starts at $1.799M and is open Sat. and Sun. from 2-5pm.

Hill Section

873 11th Street Manhattan Beach CA873 11th (5br/4ba, 3500 sqft.) is a 2002-built Mediterranean that's been updated very recently where it matters most: in the kitchen and master bath. Also, the exterior has been repainted a near-white, in an effort to push the feeling toward a Spanish or "Montecito" feel. There's a very nice designer sensibility across the whole home, including the private back patio.

The listing officially states that there are 5br, but that's not quite what you'll see. The master suite was expanded at some point, swallowing a small bedroom to create a sitting room and lots of storage/closet space along one wall.

There are 2 other br on the top floor with the master, each of reasonable size, sharing a hallway bath. What would be bedroom #5 (or #4, in the current reality) is a fully outfitted, smallish office with built-ins and an attached bath on the first floor.

This year's list price of $3.199M is a big, big step down from the home's debut on the market in January 2016 at $3.859M. Wow, this is 17% lower. When this one quit the market one year ago to rent out, instead, it was listed at $3.275M.

1117 Pacific Avenue 7 Manhattan Beach CA1117 Pacific #7 (2br/2ba, 875 sqft.) is a smallish condo near town. From the official description:

East MB
