All that's going on now. And we're not even counting the radical shift in everyone's Facebook feeds.

East MB

1632 Voorhees Avenue Manhattan Beach CA

1632 Voorhees (6br/5ba, 4525 sqft.) is a very high-caliber newer home (2015 build) with tons of space and a bright, sunny yard made for entertaining and play. It looks especially good now with nice furnishings and designer touches that give it a 100% current, artistic, luxury beach-house feel.

In this case, it's about a block east of the high school. So it will challenge buyers who want all of this plus their preferred location. A solid and tempting property. 

1632 Voorhees Avenue Manhattan Beach CAThere's something unusual here: The home was just purchased last year (June 2015), prior to completion and marketing, for $3.251M (here's the sold listing). Just a year later, now they are looking to sell – and for more: $3.499M. This raises the question: Are prices there now?

Nearby in Oct. 2015, a new-construction "Craftsman Cape Cod" at 1524 Mathews (5br/6ba, 4700 sqft.) sold for $2.910M (after trying for $3.295M).

In April 2016, you saw a 2014 Mediterranean (!) at 1741 9th (5br/6ba, 4400 sqft.) close for $3.000M.

In Nov. 2015, there was a super-sized new "Plantation Contemporary" style home near Sepulveda at 1131 6th that sold for $3.600M.

If anyone can get $3.5M in East Manhattan now, it would have to be a beaut like this. More from the official listing description:

1639 2nd Street Manhattan Beach CA

1639 2nd (4br/4ba, 3200 sqft.) is somewhat at the other end of the spectrum. This is a 1990 build that's clean but really wants a thorough overhaul. More from the official description:

1639 2nd starts at $2.225M and is open Sun. from 1-4pm. 

1521 Artesia Boulevard 1 Manhattan Beach CA

1521 Artesia #1 (2br/3ba, 1650 sqft.) is the cheapest property in Manhattan Beach right now by almost $200K. It's a modest TH near the high school that grabs the eye with bold custom paint colors (and more).

1521 Artesia Boulevard 1 Manhattan Beach CAIt's also got a portable sauna – the second we've seen in as many weeks, which means with the next one, it's a trend. (Buyers will want to write that into the offer. Assume nothing.)

1716 Marine Avenue Manhattan Beach CA1716 Marine (3br/2ba, 1150 sqft.) is the cheapest SFR in MB right now; a small but fully redone SFR near the edge of town on a busy street. You get more for the money in these locations. From the official description:

Tree Section

808 Rosecrans Avenue Manhattan Beach CA808 Rosecrans (4br/4ba, 3165 sqft.) was, much like 1632 Voorhees way above in this post, purchased only last year – although even more recently, in November 2015. (For $1.862M; here's the sold listing.)

(Curiously, that's not too far off from where the much larger, newer home at 652 Rosecrans was at [$2.399M] when it finally went into escrow recently.)
