Weekend Opens (8/12-8/13/17)

This may be one of the last couple weekends of limited new inventory.

As we frequently note, the Summer months tend to be slow, because people like you are out where you are now, not necessarily in Manhattan Beach checking out homes. (Where did we catch you just now?)

Tree Section

2410 Laurel Avenue Manhattan Beach CA2410 Laurel (4br/3ba, 2600 sqft.) is a midsized 1960s original that's been nicely dressed up with a modern revivalist feel.

2410 Laurel Avenue Manhattan Beach CAThe home's unusual in that it shares a private drive off of Laurel and is tucked back off the road, on an elevated bluff over Ardmore. That makes for a decently sized, private backyard that seems not to bear too much traffic noise from the street below.

You'll enter via an open courtyard which also offers al fresco dining off the kitchen in front. Toward the back, formal dining and a large family room with lots of glass open to the backyard. It's a fun, open space.

The kitchen back up front is tasteful and called "efficient" in the listing - it's neither small nor large, and is mostly separated from the other living areas. It's bright, on account of the southern exposure and the entry courtyard right outside.

2410 Laurel Avenue Manhattan Beach CATucked away on the first level is another sizable, bright room opening to the backyard that's now showing as the 4th bedroom, although laundry occupies a closet. It might more commonly be used as a family room/media room.

Upstairs, things are a tad cramped. The two kids' bedrooms are beach bedrooms, sharing a hallway bath. The master is of modest size with a small-to-middle-sized attached bath with nice shower, but no tub. Interesting treetop views over the greenbelt and the Tree Section from the master bedroom, also.

In case you were thinking all the houses in the Trees are essentially the same, here's one that is fully different. More from the official description:

624 30th Street Manhattan Beach CA624 30th (5br/3ba, 2600 sqft.) sports an official build date of 1953, but what you really see here is the product of multiple generations of additions and remodeling, including new work. The quasi-Mediterranean look of the outside would appear to be mid-90s to early-2000s, based only on the look.

624 30th Street Manhattan Beach CAInside, this midsized home also has a floorplan bearing the hallmarks of additions & remodels instead of a pure designed-from-scratch home. There's the room of uncertain purpose on the first floor that serves as a passageway from the garage into the house, plus another formal bedroom off in a corner. Upstairs, the master suite is reasonably sized, but the fit of the closet against the bathroom is odd, with a long walkway to a smallish actual closet area in back.

624 30th Street Manhattan Beach CAIs it a reasonably bright and unique home with a lot of outdoor space and outdoor living space? Why, yes. It's got a pool, too. And a nice location on the lower end of one of the nice blocks north of Valley.

This midsized home (here's another, just like the first listing) sold last year for $2.527M, then got a major stylistic remodel to the kitchen/great room and the bathrooms.

Some of the other features of the home remain as they were last - stone tile flooring for large sections of the house, and a pine or hickory type flooring in some of the bedrooms. There could be room for a next round of updates, too. More from the official description:

3524 Laurel Avenue Manhattan Beach CA3524 Laurel (5br/5ba, 3200 sqft.) was built in 2011 on this lower block near Rosecrans with the ambition to be a modern Spanish. It's nicely crafted outside in that style.

Custom paint colors are not always easy to appreciate, because they are, by definition, someone else's taste. But here, the deep gray/blue of the main living spaces, warm browns of the dining room and naturalistic, almost Craftsman-style green of the family room might all have a fair shot at holding your attention and gaining your appreciation.

Added wainscotting and other white cabinetry may be more in the "coastal" style vein than Spanish, but it is pleasant. Nicely done.

There's a sizable and pleasant backyard, more than you often get in the Trees, with built-ins to make outdoor living/entertaining a reality.
