Sand Section

216 Marine Manhattan Beach CA216 Marine / 217 21st Place (3br/4ba, 1950 sqft. & 3br/4ba, 1960 sqft.) are two adjoining new construction townhomes with considerable views. (And a shared wall between.)

216 Marine Manhattan Beach CAIn style, they're familiar, with the beachy-modern "coastal plantation" look. In detail, they're a cut above, with particularly nice choices of materials for counters, lighting and cabinetry. High style with staying power.

The floorplans for each unit mirror each other, with little to no variation. So if you see one, you've seen the other, just with different vantage points for the views.

Picking a favorite is actually a bit of a challenge.

216 Marine Manhattan Beach CAThe rear (alley) unit on 21st Place is $150K less pricey, but has the more coveted south-facing ocean views, including the pier. The front unit's position on Marine offers perhaps bigger views, as Marine is a wide street, putting homes across the way a bit further away. As we visited, we saw Santa Monica and Malibu, pretty interesting views from MB.

Ocean views, in general, are huge, because the two buildings in front are not at maximum height. The well-cared-for building directly in front has a brand-new roof and seems not to be going anywhere any time soon. That would be nice. The 180-degree view of blue is a nice asset for each of these new townhomes.

216 Marine Manhattan Beach CAMore from the official description:

High-end finishes and attention to detail throughout. Just one block to the beach surf and sand, walking distance to downtown Manhattan Beach famous restaurants and shops."

328 19th328 19th Street Manhattan Beach CA (5br/5ba, 4100 sqft.) is a warm modern high up a quiet walkstreet near downtown.

Sporting a 2010 build date, the home enjoys seemingly protected northern views, thanks to a drop in the hill toward the north and west.

328 19th Street Manhattan Beach CAThe top floor features an open kitchen/great room and plenty of light and wood. In back, there's a comfy family room featuring a wet bar, opening to a private back deck area with fireplace.

328 19th Street Manhattan Beach CAAmong the 5br, the distribution includes 2 smaller bedrooms on the first floor, which also features a concrete-floor den opening to the walkstreet patio. There's a deep 4-car garage.

The middle floor has the master plus one bedroom suite, then separate guest unit with bedroom, kitchen and living space. The unit has its own separate entrance and stairs down to the back of the home, and presumably could serve as a rental unit.

Tree Section

742 27th Street Manhattan Beach CA742 27th (4br/4ba, 3550 sqft.) is a late-80s Cape Cod on a prime street that benefits from a gorgeous, custom remodel.

Unlike some homes of the era, which lack an en suite bedroom upstairs, this one does feature one (in front), while two bedrooms share a hallway bath.

The master suite features high ceilings and a separate room for use as an office, workout room or similar.

More from the official description:

"Gorgeous Cape Cod on one of the best Tree Section streets in Manhattan Beach. This pre-ZORP home has 3,500 sq ft of living space, all of which has been recently redesigned and refreshed. The formal dining room is flanked by a generous family room and spacious living room. Exquisite newly-refinished oak floors are found throughout the home. 3 fireplaces- two on the first floor and one in the master- provide warmth to the home. Walk to the beach, downtown, and award-winning Grand View Elementary. A beautiful home on a picturesque street!"

742 27th begins at $3.099M and is open Sun. 1-3pm.

940 Rosecrans940 Rosecrans Avenue Manhattan Beach CA (5br/4ba, 3200 sqft.) is a sizable, "Spanish inspired" home (per the listing). It had a pretty recent remodel and sold about 18 months ago, in Feb. 2018, for $2.069M.

Since then, the owners appear to have mainly changed out some carpeting for wood flooring, although most of the remodel you'll see now was already in place last year.

940 Rosecrans Avenue Manhattan Beach CAThere's a lot for the money, which is typically the value proposition for homes on Rosecrans.

The floorplan is something like a split level, with stairs straight up from the side entry to a  bedroom/office and bonus room upstairs looking north toward trees on the berms at the refinery. Another set of stairs up brings you to the master suite, which has views to the west and south, away from the refinery. It's a sizable space, though not fully modernized.

940 Rosecrans Avenue Manhattan Beach CADownstairs you find the balance of the bedrooms and, in back, open living spaces with a modern kitchen. There's a decent-sized yard for the Trees.
