Sunday Opens (8/19/18)

By Dave Fratello | August 19th, 2018

If you're anywhere near town Sunday, you're either part of the AVP tourney or you're at least affected by it.

Seems the structure and the event get bigger every year. All good for a town whose history is so intertwined with that of beach volleyball.

concerts-in-the-park-manhattan-beach-polliwog-parkFrom one tradition to another... Did you know the Summer Sunday "Concerts in the Park" at Polliwog are in the 40th year this year? (See this DigMB post for more info and lots and lots of photos.)

There are 3 weeks left of the 40th year, concluding with the Sunday of Labor Day weekend. Main events begin at 5:30pm, but the stage is also given over to local teenage bands at 3:45pm each Sunday - show some support for them as well! (Today: Minor Problem, next week: Pier Pressure, Sept. 2: Chroma Haze.)

Real estate, however, is light this week, as vacations wrap up and kids get ready to return to school.

Our video this week features 315 23rd St. B, 3213 Pine and 3009 N. Poinsettia, among others:

Tree Section

3009 Poinsettia3009 N Poinsettia Avenue Manhattan Beach CA (4br/4ba, 3775 sqft.) is a masterfully custom-crafted 2009 Cape Cod on one of the most unique, storybook blocks in the Tree Section.

Whereas areas east of Pacific Ave. tend to have lower values than other parts of the Tree Section, this block from Valley to 31st has always overperformed. It's special.

Such was the case when this same home traded in April 2016 at $3.700M. (Here's the sold listing.) At the time, that was higher than comparably sized new construction was selling. Similarly, a 2002 Cape Cod just 2 doors down, slightly smaller (lacking a basement like 3009), sold in February this year for $3.400M. It has just seen a total designer remodel completed inside, giving it much of the feel of "new."

3009 N Poinsettia Avenue Manhattan Beach CAIn the 2+ years that the current owners of 3009 N. Poinsettia have held it, they've applied some serious designer touches, adding some updates and lots of "wow" factors. With that, they're also looking for a serious value upgrade, asking $4.250M. From the official description:

"Classic architectural design... combined with the owner’s incredible eclectic style makes one excitedly round each corner to see what’s next. Enter from the covered patio through the immense black door into the entryway vestibule & notice the intriguing high and unique ceilings. To your right is the sophisticated man cave complete with 3 flat screens to watch everything at once, sunny front deck & built in office all with edgy black walls, cabinets & custom chandelier. Downstairs is a full bath (if you want to use lower room as 5th bedroom) formal dining room & kitchen great room. Dining room is secluded but open with designer wall coverings and another custom light fixture. Main living space with gourmet kitchen featuring high end commercial grade appliances, unique large one of a kind leather finished counters & more incredible light fixtures, opens to a large built in nook & family room with fireplace. This opens to the back yard featuring outdoor living room with fireplace, built in BBQ & grassy yard. Upstairs are 4 generous bedrooms and a master suite that is incredibly inviting with high ceilings and built in bench seating—and a brand new spa-like bath. Also has a basement for media watching, game playing or as another bedroom. 2 car garage currently used as a den. AC, surround sound & security camera Ring system, gated front walkway, & one of the best blocks in the Tree Section!"

3009 Poinsettia begins at $4.250M and is open Sun. 2-4pm.

Hill Section

849 10th849 10th Street Manhattan Beach CA (5br/5ba, 4360 sqft.) was on the market very recently but took time off for a quick stylistic reboot. The main tool: White paint. It's now less Mediterranean/more "contemporary."

The floorplan features the principal living spaces on the top floor along with the master, just off the kitchen, while there are 4br downstairs plus a den just off the yard.

From the official description:

"Newly modernized with fresh exterior/interior paint throughout, the contemporary color pallet only serves to enhance the elegant finishes & high tech features in this stunning Hill Section home... Custom marble, stone & Pecan Hardwood floors carry throughout. Upstairs, the open floor plan w/ 9-10 ft ceilings is an entertainer’s delight. This floor enjoys a formal living room w/ fireplace & balcony, dining room that can seat 8+ family/friends & a family room w/ a fireplace & balcony + view of the mountains. The large gourmet kitchen boasts custom-built & painted hardwood cabinetry, SubZero/Viking appliances, 6-burner range & kitchen island w/ over-sized breakfast bar. The master suite offers his & her walk-in closets, cozy fireplace, private SONOS & en-suite bath w/ jetted tub + walk-in shower. 849 10th begins anew at $3.950M and is open Sun. 1-4pm.
