Weekend Opens (8/19-8/20/17)

Summer is a state of mind, so it can't end.

Well... tell that to the kids. School starts this week.

But while it lasts, this last big blowout weekend features the AVP tourney at the pier (pretty much impossible to miss if you've been in the area recently).

Get the gang together and hit the sand, the walkstreets, downtown... whatever keeps this vacation-like flow going for you.

Oh, but don't forget the real estate. There aren't a lot of new listings this week, but the first one we're featuring below (2200 Agnes) is a special one. You may have eyed it online up until now, but it's open to the public for the first time.

Tree Section

Worth noting: The floorplan spans 3 levels, also a rarity in the Trees, with 2 of the 5 bedrooms together on the lowest level, and just 3br on the top level.

East MB

1201 17th1201 17th Street Manhattan Beach CA (5br/4ba, 3540 sqft.) is a late-90s Mediterranean with some slick updates here and there, and other things in line to be updated.

It's an absolutely typical example of the breed, although on a 5000 sqft. lot, it's a bit smaller than some you can find in East Manhattan.  You'll pass formal living/dining areas on the way back to the kitchen/great room, opening to a decent yard.

316 28th316 28th Street Manhattan Beach CA (3br/2ba, 1204 sqft.) is a 2200 sqft. lot sale that's just made a price cut. Worth a stop by if a new build is on your agenda. From the official description:

2211 Bayview2211 Bayview Drive Manhattan Beach CA (4br/4ba, 2660 sqft.) is not a new listing by any stretch. At 114 DOM as of Saturday, it's older than 2/3rds of the active listings in the Sand Section.

So why mention it now?

For one thing, it's going to become a deal. They've lingered too long. For another, they're cutting the price pretty much constantly, about $1,000/day recently.

2211 Bayview Drive Manhattan Beach CAIs MBC falling for a silly gimmick or spotting a deal here? Maybe both?

At press time, 2211 Bayview is priced at $3.444M (which you may recognize as a somewhat unlucky combination of numbers in some cultures).

That's not so very far from the start price of $3.549M, nor the sale price of neighboring 2215 Bayview ($3.425M) last September. 2211 is in better condition overall than it seemed 2215 was during its time on market (which ran over 300 DOM due to a high start price).

Even if the $1K cuts seem cheesy, they are trying to send a message: Come deal!
