Tree Section

724 13th724 13th Street Manhattan Beach CA (6br/7ba, 4850 sqft.) continues the emerging trend of the South Martyrs area attaining new development to match its 20-year-old re-zoning, which makes this "Tree Section" area more like a Sand Section district.

Lots here are typically 3000 sqft., a tad larger than a Sand Section lot but much smaller than a typical Tree Section lot. The city allows 3-story, 30' homes with less requirement for outdoor space, encouraging large new homes like this one.

A comp is up the block at 653 13th (4br/6ba, 3375 sqft.), a new home that's 1500 sqft. smaller on a (tiny) 2000 sqft. lot with some ocean views. It sold for $4.542M in January. Now 724 13th begins nearly $1M higher at $5.495M.
