Hill Section

Tree Section

724 13th (6br/7ba, 4850 sqft.) continues the emerging trend of the South Martyrs area attaining new development to match its 20-year-old re-zoning, which makes this "Tree Section" area more like a Sand Section district.

Lots here are typically 3000 sqft., a tad larger than a Sand Section lot but much smaller than a typical Tree Section lot. The city allows 3-story, 30' homes with less requirement for outdoor space, encouraging large new homes like this one.

A comp is up the block at 653 13th (4br/6ba, 3375 sqft.), a new home that's 1500 sqft. smaller on a (tiny) 2000 sqft. lot with some ocean views. It sold for $4.542M in January. Now 724 13th begins nearly $1M higher at $5.495M.

One nice asset to the home today, as it towers over 2-story homes nearby, is the feeling of almost 360-degree views. There's no ocean, but you can see treetops and rooftops almost forever, especially to the south and east. We even glimpsed part of the PV peninsula from the back.

742 27th (4br/4ba, 3550 sqft.) is a late-80s Cape Cod on a prime street that benefits from a gorgeous, custom remodel.

Unlike some homes of the era, which lack an en suite bedroom upstairs, this one does feature one (in front), while two bedrooms share a hallway bath.

The master suite features high ceilings and a separate room for use as an office, workout room or similar.

3519 Manhattan Ave. (7br/7ba, 4200 sqft.) is a unique, modern triplex with big, big views.

3519 Manhattan Ave. begins at $5.500M and is open Sat. & Sun. 12-5pm.

1517 Crest (3br/2ba, 1300 sqft.) is a cottage with some pleasant surprises from roughly 1980s-vintage updates. There's one one small br and a small living room on the lower level, then high ceilings and an open living space on the top floor. The two upstairs bedrooms are sizable, more than expected in 1300 sqft.

There's a lot of land value in this half lot near town that is fairly well shielded from traffic noise on nearby Highland. The home could be updated as it stands just to remain a little downtown getaway, or scraped and begun anew.

East Manhattan Beach

1751 8th (6br/6ba, 5825 sqft.) is new construction located right next door to the highest-priced new home sale in East Manhattan ever, 1755 8th, which was built by the same builder as part of a set of 3 neighboring homes. (We're going by homes on typically sized East MB lots here.)

Whereas 1755 8th was 4800+ sqft., this one boast 1000 more sqft. Whereas 1755 sold for $4.465M, this new one starts out at $5.400M.
