Weekend Opens (8/25-8/26/18)

You know that Summer is officially winding down once the kids restart school and the paddleboard marathoners descend on the Manhattan Beach Pier.

Late Sunday morning, and through early afternoon, you'll begin to see the competitors arriving after 5-8 hours of paddling 32 miles from Catalina. It'll be the 36th annual Catalina Classic.

Drop by the beach or pier after brunch and give a cheer to the finishers.

Also, take a minute this weekend, if you haven't already, to vote in our poll regarding changing PCH (oops!) Sepulveda to PCH and renaming the East Manhattan Beach area now known as the "Mira Costa" area to "Manhattan Knolls."

It takes just a minute, and as you finish voting, you'll be able to see the updated poll results to date. (Both the city, which is considering the Sepulveda change, and the realtor promoting the "Knolls" idea, are each running their own surveys here and here.)

In real estate this week, inventory is at 100 listings, fully 20 fewer than at this time last year. We have just 4 new listings to preview, though there are 39 open houses among the active listings.

Sand Section

409 4th Street Manhattan Beach CA409 4th (3br/3ba, 3160 sqft.) is a bright and pleasant, Spanish-inspired walkstreet home, updated notably from its 1990 vintage.

High ceilings give the top floor a feeling of volume and space. Kitchen, principal living areas and the master suite are upstairs.

A sizable den on the lower level opens out to a fully built-out, impressive walkstreet patio.

It is certainly true that for $4.5M anywhere other than the flat walkstreets of the South End, you might get a lot more house. But this is not anywhere else, it's on a sleepy section of walkstreet close to Robinson and just a few minutes to the beach.

409 4th Street Manhattan Beach CAAt 2 stories and just over 3000 sqft., it's undersized compared to what can be, and is, typically built new in the Sand.

But a notable comp is the 2-story custom Cape Cod at 436 7th (4br/4ba, 3050 sqft.), which actually got full price: $4.850M. Another nearby comp at 417 5th was 3 stories and larger (4br/5ba, 3625 sqft.) at $4.999M.

308 Highland308 Highland Avenue Manhattan Beach CA (3br/2ba, 1230 sqft.) is a lot sale, practically speaking, with the word being that the city would allow 2 townhomes on the 3335 sqft. lot. (We do see that city zoning for the lot is RM, "residential medium density," same as other 2-townhome lots nearby.)

You could choose to build an SFR here as well, but the upside is more likely for an investor to max out with two units.

East Manhattan Beach

Hill Section

814 10th814 10th Street Manhattan Beach CA (6br/8ba, 9000 sqft.) offers a lot of what you would expect in a Hill Section home: a sprawling residence (9K sqft!) and large lot, plus a pool. Close to everything. Understated beauty.

This was also a super buy way-back-when in 2010, new, at $6.300M. You could compare it to another recent Hill Section resale. 218 N. Dianthus was purchased new in 2009 at $3.900M, but just resold for $5.725M (see "Hill Section Home Gains Nearly 50% Over 9 Years"). In this case, at $9.550M, they're looking for a 50% gain, also. One to watch.
