Weekend Opens (8/26-8/27/17)

At a time when everyone seems to want to know if one particular Irishman can win his first fight ever (he can't, unless getting $100 million is considered winning, in which case... he has already), a bunch of really tough guys & gals have stationed themselves on Catalina, waiting for the chance to come ashore in Manhattan Beach on Sunday.

They'll be landing in MB late Sunday morning (and early afternoon) after 5-8 hours of paddling, 32 miles in all, from Catalina to our pier. It'll be the 35th annual Catalina Classic, a marathon on the sea.

Cheering for the arriving racers by the pier is another milestone to each year. They've been working for hours, but you can drop by the beach after brunch and still see the bulk of the finishers.

In real estate this week, inventory has hit 120 listings, as more and more sellers who held off for the Summer are coming to market.

214 15th Place 214 15th Place Manhattan Beach CA(2br/2ba, listed at 2206 sqft.) is a cozy 1970s townhome that's been very thoroughly remodeled, head-to-toe, with a bold European modern aesthetic.

(Note: The listing now has relatively few photos, but our video features this property third and shows a lot.)

The tight spaces available for the 2br on the main level have led to a redesign of each space to feature open bathrooms with tub shower in one and spa shower in the other, incorporated right into the bedroom space. The secondary bedroom has extremely limited closet space, while the master features walls almost entirely made of closets. 

214 15th Place Manhattan Beach CAUpstairs, the spaces are surprisingly open and the floor-to-ceiling windows offer good views over under-height neighbors. There's even a front balcony.

The total redesign of whatever the original home was here is a pleasant surprise. The style, however, leaves no room for clutter of any kind, if you are to keep up the illusion of sleek perfection.

214 15th Place Manhattan Beach CAWe note above that the MLS listing states 2206 sqft., a figure we could not quite fathom given the tight bedroom spaces and a single floor of open space above. Tax records appear to show 1327 sqft., which seems to fit the space we saw. Buyers will need to investigate this matter. More from the official description:

117 21st Place 117 21st Place Manhattan Beach CA (2br/3ba, 1320 sqft.) is another 2br townhome, this one built in the 1960s and not nearly as renovated as 214 15th Place.

There's also the small matter of new construction going on actively just to the west, on the last lot before The Strand.

(Worth noting: If you had the Ocean Drive lot next door, a third floor would/will look out over the 2nd-story roofs of the Strand homes in front, with forever views. Due to the downslope of the area, those Strand homes max out at 2 stories in back. It's not clear what views might be from a 3rd floor at 117 21st Place.)

Tree Section

2204 Ardmore 2204 N Ardmore Avenue Manhattan Beach CA (3br/2ba, 1415 sqft.) was a pretty sleek re-do of a mid-century modern home when it last traded in July 2015 at $1.900M. The current owners have made some revisions, further upping the modern "wow" factor, and now look to sell for a little more ($2.099M to begin).

3619 Poinsettia 3619 N Poinsettia Avenue Manhattan Beach CA (3br/3ba, 1325 sqft.) is a very pleasant surprise once you get past the front door.

3619 N Poinsettia Avenue Manhattan Beach CAThe outside maybe could not have been upgraded enough to advertise the pleasantly thorough overhaul that the interior has received. It's a bit plain vanilla.

But inside is where the magic is. The remodel isn't even all that new, with parts of it done in stages up through '08, but it's all very contemporary.

We know that you know how to use map, so you'll see that this home is on the corner with Rosecrans. That's a big part of explaining what seems to be a lower-than-expected price for this nice remodel with really 2 separate yards.

For someone looking to get into MB west of Sepulveda well under $2M, it's one of the best options to come around recently, with the compromise on location being rather obvious.

What have people paid for anything similar recently? What about 1829 Oak (3br/2ba, 1400 sqft.) at $1.725M? Or 3211 Valley (3br/2ba, 1450 sqft.) at $1.650M?

It would be no surprise to see this one move quickly, so don't dally.

3619 N Poinsettia Avenue Manhattan Beach CAFrom the official description:

East MB

1230 11th 1230 11th Street Manhattan Beach CA(4br/4ba, 2555 sqft.) is a recent, complete flipper remodel.

Enter into the very open and spacious main living areas with an open kitchen. The grassy backyard beckons on the south side.

Four decently sized bedrooms are all toward the front of the home, including a newly built master suite.

Wide-plank oak flooring and many of today's must-have designer finishes are all part of the construction, giving this the feel (almost) of a new home. And all on a single level.

The driveway runs long to the back of the 7500 sqft. lot, where there's a sizable garage. You'd be very tempted to make that a kid/man cave rather than parking it up.

1230 11th begins at $2.389M and is open Sun. 1-4pm.

2019 Herrin 2019 N Herrin Street Manhattan Beach CA(3br/2ba, 2000 sqft.) is a total fixer, one of the original "Roth built" homes in the area.

You might know the floorplan pretty well from past examples.

There are two very big common areas, including one opening to the backyard.

As noted, everything will need updates. Here's your chance to put your stamp on something instead of having a flipper decide, in advance, what your style is.
