Weekend Opens (8/3-8/4/19)

There are fewer new listings this weekend because, for one, it's August, and, for another, you're supposed to be at the beach for the International Surf Festival.

Despite having few new listings, there are still plenty of open houses if you do go out: 53 listings are open at some point.

Hill Section

A dedicated home theater room downstairs has tiered seating and shows now fully equipped (we like it when they come equipped).

Tree Section

717 35th717 35th Street Manhattan Beach CA (4br/6ba, 3550 sqft.) isn't fully new to market; it began in Sept. 2018 at $3.795M and racked up nearly 300 DOM while cutting to $3.595M.

It's got a new agent and slightly different overall presentation now, plus a new price: $3.495M.

The failure to sell over almost a year must have been something of a shock, since the direct next-door neighbor at 713 35th sold immediately over asking for $3.900M just days before this one first hit the market. But then, the homes were built in two different styles by different builders.
