Weekend Opens (8/6-8/7/16)

This year's 6-man volleyball tournament didn't look anything like this. (Photo ~10 years ago.)

But the Charlie Saikley 6-Man (6-Person?) event did creep just a little bit closer to the weekend again, after being sent to a midweek island for a spell.

Oh, my, a Friday competition? Next thing you know, people with jobs will start entering again. (This is a joke.)

The whole week, more or less, has been devoted to International Surf Festival activities once again, lifeguard vs. lifeguard, paddlers, swimmers, runners all heading this way and that... and of course, the Sand Castle Design Contest on Sunday morning at the pier. (With prizes from local merchants coordinated by Dave Fratello & DigMB.com.)

Tree Section

653 13th Street Manhattan Beach CA

653 13th (3br/3ba, 1800 sqft.) is a 1960s Spanish that's pretty spare, though it's been nicely cleaned up so the dated-ness isn't too distracting.

The attraction here is location, location... Close to town and, also, close enough to the Martyrs steeple to keep you on your toes. (Hello, hourly chime!)

Split-level floorplan (familiar in the immediate area) has you enter in the middle then go immediately up (to living spaces) or down (to bedrooms).

Nothing's fancy or spacious, but that's not what anyone used to demand.

Worth noting: Most of this area has been re-zoned to allow for 3-story construction. If you could do that here, you might pick up some nice views, at least while the neighbors stay lower. (Buyer to verify.) More from the official description:

653 13th starts at 1.789M and is open Sat. and Sun. from 1-4pm. 

604 14th Street Manhattan Beach CA

604 14th (4br/3ba, 2650 sqft.) is a lot sale, and they don't really beat around the bush much in the description ("perfect location for development of a new ocean view custom home").

The neighboring home was recently razed to make way for a new build; this one will block what would have been its views. The neighbor, 608 14th, sold for $2.950M in June 2015 (overbids took it above the $2.699M list). This listing seems to assume a continued rise in the market since then, with a start 10% higher at $3.250M. More from the official description:

"This is the perfect location for development of a new ocean view custom home. This amazing parcel has a south facing yard allowing southern exposure into rear yard all year long. Expansive views reaching from Palos Verdes, Malibu and across the Pacific Ocean... The large living room is warmed by a fireplace which opens to the sunny rear yard."

604 14th starts at $3.195M and is open Sun. from 1-4pm. 

2509 Walnut Avenue Manhattan Beach CA

2509 Walnut (5br/5ba, 3150 sqft.) is a 2007 Mediterranean sporting a lot of finishes that were fashionable at the time. It is open and clean and now easy to imagine... as a simple move-in option before school starts, or perhaps as a stylistic remodel.

More from the official description:

"Heart of the Tree Section – This 2007 built home has it all. The kitchen is designed for entertaining with a large island, high-end appliances, double ovens and warming drawer. The backyard is ideal for entertaining too with a built-in BBQ and outdoor fireplace. The master located in the front of the house overlooking the street, treetops and a vista of the tree section. 2509 Walnut starts at $2.799M and is open Sat. and Sun. from 1-4pm. 

Hill Section 

227 Larsson Street Manhattan Beach CA227 Larsson (3br/2ba, 1825 sqft.) offers some pluses in terms of size, super high ceilings, a remodeled kitchen and a fun, large front deck that gets city & mountain views from a high vantage point. This one was purchased just 2 years ago in very similar condition for $1.663M, and is offered now for 8% more, $1.799M. More from the official description:

"Super hip 3 bedroom, 2 bathroom, Hill section SFR has a cool mid-century modern vibe and fabulous top level outdoor entertaining deck with incredible panoramic city light and mountain views. 227 Larsson starts at $1.799M and is open Sat. from 2-5pm. 

East MB

1656 Nelson Avenue Manhattan Beach CA

1656 Nelson (5br/4ba, 4200 sqft.) is easy to spot as a compelling price for the amount of house you get here.

Just a nudge over $2M gets you the keys to a 4200 sqft. house that's been reasonably well remodeled. They're calling it "Colonial style" in the description, which captures the motivation behind the tall white columns mixed with clapboard siding and classic exterior design. We don't get a lot of "Colonials" in town, so we'll go with that.

Inside, though, the feel is mostly much more modern than East Coast or throwback. The family room and kitchen are more toward the middle of the house, with the back patio and small yard offering lots of light all day through a number of French doors. All bedrooms are up except the guest suite/nanny's quarters, tucked away almost in its own "wing" back away from the living spaces.

The home is bright and airy, nicely tidied and shows great, which raises the question: Why the low PPSF? ($500/PSF, to be clear – in 2016!)

The answer must be, mostly, Redondo Ave., which runs along the east side of the house and would affect the master, master bath and one bedroom. If you can make that tradeoff, you get a lot for the money.

1656 Nelson starts at $2.099M and is open Sun. from 2-4pm.

1128 11th Street Manhattan Beach CA

1128 11th (4br/4ba, 2500 sqft.) is a larger, newer Mediterranean TH that we have to call a pleasant surprise at $1.450M. And, at risk of boring you with a repeated word, for the second listing in a row: Compelling.

You know right away that this location is close to Sepulveda and across from a commercial parking lot, so you may look askance. But because this is the rear unit of a 2-on-a-lot, you don't really feel impact from either. 

The sunny backyard is a totally unexpected surprise (townhome? private yard? really?) and the fairly open floorplan is a nice plus. Upstairs, all bedrooms are of decent size, and the A/C made the environment more than comfortable for our August visit.

A nearby neighbor, 1136 11th Unit B, sported similar size and location, and sold for $1.380M in February. While that one had more current stylings, it was also a 1980s build, whereas this unit at 1128 dates back only to 2005. Another comp, just a block over, is 1151 10th (4br/4ba, 2200 sqft.), a 2008 build, at $1.479M in October last year.

So this one falls somewhere in between, a lot for the money for MB, and not all that much pricier than similar units in far South Redondo, or 2-on-a-lots in North Redondo just the other side of Aviation. You'd take 90266 over those any day. More from the official description:

1137 8th Street Manhattan Beach CA

1137 8th (5br/6ba, 5000 sqft.) is a 2004 Mediterranean that's boldly called a "Montecito Style Estate" in the listing description. It certainly has upgrades from the original, with a tricked-out backyard and some interior finishes. It's also much larger than neighboring, glam, newer 1131 8th (5br/6ba, 4400 sqft.), which is asking more ($3.189M). From the official listing description:

"Entry level features vaulted ceilings, bedroom with bath, office with separate exterior entrance, powder room, formal living room & family room both with fireplaces, & gourmet kitchen all opening up to an amazing backyard. 1151 Magnolia Avenue Manhattan Beach CA1151 Magnolia (3br/1ba, 1275 sqft.) is a smallish cottage at the corner with MB Blvd., gradually upgraded in stages after a few (unsuccessful) runs on the public market in recent years. More from the official description:

"[C]ompletely remodeled pristine beach home offers great value in an excellent neighborhood.
