Weekend Opens (9/10-9/11/16)

OK, it's on again.

We have several weeks here, post-Labor Day, where new listings will emerge, and buyers will be expected to make their moves, too. Inventory has shot up rapidly to 121 as of Saturday morning, after a low of 103 last weekend.

Lots to see... if you can get away from youth soccer long enough.

Sand Section

520 2nd (4br/3ba, 2500 sqft.) is a 1980s original with updates, particularly to the kitchen, and a fairly open floorplan on the first floor, opening to a little yard. (A yard in the Sand Section!)

The home might be seen as undersized at 2500 sqft., with all living spaces down and all bedrooms up. Also, the 3 secondary bedrooms upstairs share a hallway bath.

With the kitchen updates and a recent run-through providing new carpet & paint, it's easy to see this one as it is and worry about further remodeling some other day.

The nearly $3.5M pricetag is all about location. The South End is nice, and 2nd is a quieter block despite being close to school and Valley Drive. More from the official description:

Tree Section

644 33rd Street Manhattan Beach CA644 33rd (5br/5ba, 4450 sqft.) definitely qualifies as a total knockout and surprise.

We knew this property when it was a spec home way-back-when. It traded fairly recently again in Dec. 2013. 

Once a perfunctory "Tuscan" with dark, heavy wood and stone finishes, this one now almost could not be more different: bright, glamorous, over-the-top fabulous and absolutely shimmering with custom finishes that you might see at some Hollywood celebrity's home. 3400 Maple (4br/4ba, 3225 sqft.) made a brief run on the market earlier this year, and is back now. From the official description:

3208 Pine Avenue Manhattan Beach CA

3208 Pine (3br/3ba, 2325 sqft.) might be a really big lot sale (over 7000 sqft. here) or someone may be happy with a little updating to the modestly sized home, now sporting a distinctly 80s feel behind the Florida exterior. From the official description:

East MB 

1400 23rd Street Manhattan Beach CA

1400 23rd (6br/6ba, 4800 sqft.) is another in a recent series of simply super new and newer construction in East Manhattan that is redefining the area – or at least some homes in the area – as a luxury haven.

With seriousness, quality and art to it, this enormous home delivers just about everything buyers say they want: Big open floorplan opening to the yard, top-tier counters, finishes and appliances, bonus spaces (a 6th bedroom, covered patio with fireplace and a spot for a TV) and much more. It's very hard to find most of this west of the Highway – there will always be compromises and higher prices if you're going to end up in the Tree, Hill or Sand Sections.
