Weekend Opens (9/14-9/15/19)

By Dave Fratello | September 14th, 2019

933 28th Street Manhattan Beach CAIt's a weekend to open doors.

We do truly like this time of year, after a Summer slumber of sorts in local real estate.

People wake up, stretch out, get their homes on the market and buyers start circulating again to find the right match.

Our first photo here is from Dave's new listing at 933 28th (more below).

If you happen to have eyes for the Palos Verdes area, you might like to see our other new listing at 5265 Bluemound in Rolling Hills Estates. Even if you're not moving to RHE, you'll love the style of the home and ample yard.

If you're not in the market this weekend (or even if you are!), come downtown on Sunday from 10am-2pm.

Per DigMB, Manhattan Beach will be filled with a variety of antique, exotic, and "muscle" cars for the second annual Downtown Manhattan Beach Car Show.

It's a benefit for the MBPD K-9 Foundation, and is free for visitors. Enjoy!

Our video this week features 933 28th (of course), big 555 35th, a Village SFR at 8 Cambridge (not open to public), and many more:

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello and Edge.

Tree Section

933 28th933 28th Street Manhattan Beach CA (3br/2ba, 1320 sqft.) is Dave's and the Edge team's new listing of a remodeled cottage in a quiet spot near the greenbelt.

If you've never heard of 28th St. before, that's OK. There are only a few houses on this little spur off of Ardmore. It's almost a "secret street."

933 28th Street Manhattan Beach CAThe #1 reaction we've experienced so far to the home is "cute!" We also hear people say that it seems bigger than the stated 1300+ sqft., but you be the judge. One reason for that feeling is probably the fact that the home features two separate living areas, one in front and one in back opening to the yard. In this size of a home, often there's only one common room.

933 28th Street Manhattan Beach CAAs we have observed here more than once, as much as we all love big, new homes with smashing design, there's a lot to love about the original cottages that have been expanded and updated along the way, refreshing the neighborhood rather than replacing it wholesale. This is one of those great little places with character and, not incidentally, just about the lowest price in the Tree Section for a move-in-ready home.

Here's our official description:

933 28th Street Manhattan Beach CA"Storybook charmer in the Tree Section! Tucked away on a quiet, ultra-low-traffic street, this lovely cottage offers a remodeled kitchen, beautiful hardwood floors, bright living spaces in front and in back and a nice backyard wrapped in blooming bougainvillea. Enjoy a separate, private master suite over the garage. With its welcoming Dutch door, bay window, French doors, fresh paint, wonderful new kitchen counters and subway-tile backsplash, this home has both style and upside. Just steps to the greenbelt and walkable to the beach, downtown MB, The Point and the new Manhattan Village. Family room/den opening to backyard could serve as a 4th bedroom. New garage doors. This clean, fresh and move-in-ready home is just waiting for you to make it yours."

933 28th begins at $1.799M and is open Sat. & Sun. 1-4pm.

613 19th613 19th Street Manhattan Beach CA (3br/2ba, 1245 sqft.) is a cottage sporting a 1951 build date, on a smaller-than-typical Tree Section lot (3740 sqft.) backing up to Ardmore, though with significant elevation over that street and the greenbelt.

613 19th Street Manhattan Beach CAJust to the west is Live Oak Park and the big baseball/softball diamond at Dorsey Field. A view to the north from the master suite and backyard encompasses treetops from the greenbelt, the northern Tree Section, refinery, airport and (on a clear day) the Santa Monica mountains.

Though mostly original in feel, the home has an open kitchen with granite counters and somewhat updated baths. Common spaces are limited to the front room, which would need to include a living space and dining space plus that open kitchen.

The current owner appears to have scoped out new construction on the site and is offering to share the plans with a buyer.

613 19th Street Manhattan Beach CAMore from the official description:

"This lovely one level beach cottage is within walking distance to everything Manhattan Beach has to offer. A unique property located where the sand and tree sections meet with expansive views from backyard patio and deck overlooking the greenbelt, Live Oak Park and north over the tree section. This charming, updated home has central heat, recessed lighting and hardwood floors throughout. The open kitchen has custom designed cabinets, granite counters, stainless appliances and a Dutch door opening to a wraparound deck with west facing views of the park and sunsets. An inviting sunny living room has a wood burning fireplace. The large master suite with a walk-in closet opens to a patio and grassy yard perfect for appreciating the wonderful views. An extra wide hallway leads to a full bathroom and two additional bedrooms with views and access to large entertaining deck. The laundry room with additional storage and stacked washer/dryer is tucked behind sliding doors. The greenbelt and Live Oak Park with tennis courts, basketball, baseball, dog run and playgrounds are practically across the street. And it’s a short walk to the beach, downtown and farmers market. Enjoy this wonderful, remodeled beach bungalow now with the option to build in the future (ask regarding owner’s plans for 3,500+ sf home)."
