Weekend Opens (9/15-9/16/18)

A giant outburst of new inventory? No, not yet.

We do see 105 active listings, most in a while, and 47 listings holding open houses. (Lucky 47!) But the number of debuts is small this week.

Dave was running a broker's open for an off-market listing Friday, so we missed the broker previews on the listings below. (You can email Dave to hear more about the off-market listing.)

Sand Section

A frequent complaint from buyers is about the dearth of quality family homes west of the highway under $2M. Here you go, $51K under $2M, with a home that ticks that box and a few others: 4br, 3000+ sqft. and remodeled.

We sold a substantially smaller home at 558 Rosecrans (3br/3ba, 1875 sqft.) for $1.750M. At this similar address (508) you get 1200 sqft. more for $200K.

You don't have to cross a street to walk to the local taco shop and it's close to both the beach and Grandview Elementary. That's a lot of pluses.

Subsequently it's been furnished with an expert designer's touch, and it could be sold furnished, also.

Ocean views, a close-to-town location, a newer property... That's enough to suit a lot of potential buyers.

Tree Section

3201 Pine3201 Pine Avenue Manhattan Beach CA (5br/4ba, 3260 sqft.) is a 2003-built Cape Cod that tried the market a couple of years ago looking too much like 2003 and not current enough.

They've fixed that. After a designer-type remodel, you have a greatly upgraded/modernized kitchen, nice master bath and plenty of other special details all around.
