Weekend Opens (9/16-9/17/17)

It's another busy week for local real estate, with a couple new Hill Section listings to start you out.

Our video this week includes one you just won't want to miss, a $20M walkstreet mansion with epic views at 317 17th. That property starts about 1 minute in and will tantalize you. It's not open, though, so just enjoy the video. We also have 308 3rd in finished condition, 915 Duncan, 222 John1747 5th and 2313 Pine, among others:

Hill Section

915 Duncan915 Duncan Avenue Manhattan Beach CA (5br/7ba, 4650 sqft.) is new construction with some views and offering more home than, perhaps, expected, on a 5000 sqft. lot.

One reason we maybe expected less was because we knew neighbor 911 Duncan (sold in Jan. 2015 for $3.500M) and the way it seemed to stop short in back, offering no yard. Alas, 915 Duncan is on a more conventionally shaped 40' x 125' lot and has a real backyard, whereas 911 Duncan is 50' shallower but a wider lot. So, first concerns out of the way.

915 Duncan Avenue Manhattan Beach CAUpon entry you'll find pleasantly open common areas, plenty bright and offering some views to the south and west. The modern/beachy feel from outside carries all the way inside, leaning toward modern more often than not. 

The basement-level media room with wet bar is a terrific entertaining space, and comes with a spare bedroom off to a corner. On the top level, where views are best, instead of placing the master, they built a casual den opening to a small balcony to give you one prime spot where anyone can enjoy the views.

Bedrooms upstairs aren't large. The master now has views of blue, but a new home is going up right in the path of some of the best views, so we'll have to see how that ends up. More from the official description:

Worth noting: The lot here was purchased for $2.150M in 2015. The list price on the new home is $4M higher, so even if they put $2M into the construction, there's a potential $2M profit to be had. If you can pull that off, you should do it over and over.

222 John222 John Street Manhattan Beach CA (4br/4ba, 3850 sqft.) is a late-90s custom contemporary that's had some very good upgrades, and in other ways can't shake the 90s contemporary feel.

This one is really about the views, and they are special. Mostly unblockable treetop/rooftop views over the South End of Manhattan Beach and toward Hermosa make for a captivating panorama. The home was built to maximize those with lots of windows and a mostly open floorplan upstairs that features the views. Even the master, one level lower, gets pretty sweet views of blue.

222 John Street Manhattan Beach CAFamilies might find the lack of a real yard to be a downer, but you're very close to the greenbelt and Robinson on a great block. More from the official description:

"[T]his property boasts huge panoramic ocean views from the entire top floor. Homes rarely come up for sale on John Street, which is defined as the best street in the Hill Section. Sand Section

125 20th Place125 20th Place Manhattan Beach CA (3br/4ba, 1950 sqft.) is a fairly conventional '01 Mediterranean TH that has mostly held up well.

There's more space than you might expect in the top floor, including a living room and deck with very decent views. More from the official description:

504 1st St.504 1st Street Manhattan Beach CA (4br/3ba, 2800 sqft.) is being presented mostly as a buildable lot, and that makes sense.

The rehab work to restore the existing home would be considerable and of dubious value, because it is vastly undersized for the 5300 sqft. lot.

The quasi-"corner" lot runs along the pathway students take to get to Robinson school in the mornings and the back of the lot runs right along the edge of the big, grassy playing fields.

504 1st Street Manhattan Beach CAIf you don't mind the sound of playing children or weekend AYSO soccer games, you could really make something delightful on this spot. If you consider busy 1st St. and school proximity to be negatives, go find another 5000 sqft. Sand Section lot. (Sheez!)

308 3rd308 3rd Street Manhattan Beach CA  (4br/4ba, 2675 sqft.) is new construction in the South End with some views and a favorable floorplan. (Dave sold a very similar townhome, virtually the same floorplan, at 815 Crest in March.)

The property was in escrow for quite a while pre-completion, but is now back on the market after that didn't work out. The front unit, 304 3rd, is now in escrow for its second time. From the official description:

323 23rd323 23rd Manhattan Beach CA (5br/5ba, 3120 sqft.) is one of two adjoining half lots being sold as one. You get structures with the purchase, but they are betting on new construction coming soon. More from the official description:

Tree Section

2313 Pine2313 Pine Avenue Manhattan Beach CA (5br/4ba, 3875 sqft.) is a huge 90s pre-Zorp Mediterranean with, effectively, a third level downstairs opening to a sunny yard.

The home got a major modern-inspired remodel just a couple years ago and then immediately resold. That was just in February 2016 (for $2.900M), and it wasn't really immediate - it actually ran 8 months on market.

No doubt, the re-do is sweet and the extra space (not even in a basement) makes this one a lot for the money, among the lower PPSFs for the Trees these days. More from the official description:
