Each week seems to bring out more new construction in Manhattan Beach. There are 2 new homes to see now. 

You're seeing builders' bets come in these days. While the market was appreciating radically, they scooped up every bit of dirt they could. They launched ambitious projects.

East MB, in particular, is the beneficiary now. Buyers have a lot of choices, including a spectacular offering new this week at 1601 Nelson.

Tree Section

2001 Oak Avenue Manhattan Beach CA2001 Oak (5br/5ba, 3150 sqft.) is new construction that all but redefines the notion of an "open floorplan" by having almost no inner walls on the first floor. 

People, you said you wanted "open." Every wall you ever saw, you wanted to knock it out. Here, the architects have done your job for you. Open.

That does mean that you need to define the space with furniture. And so the "formal living room" at the front must host seating around the fireplace – just off the entry. Then comes the "formal dining room" (or area), with only a chandelier to tell you where things go. Finally, it's the open kitchen/family room, with breakfast nook and disappearing doors to a decent back patio.

Truth be told, this is not a big house – Tree Section development standards now limit you to about 3100 sqft. on a standard lot if there is to be no basement. But they got 5br in efficiently. High ceilings on some of the upper bedrooms give you a sense of space where the actual outlines of the room are still on the smaller side.

In all, quality and materials choices seem quite good for a spec house. With a start price of $2.899M and immediate interest, this one is on track to eclipse the highest-ever sale on Oak: new construx at 1817 Oak (5br/6ba, 3120 sqft.) at $2.699M in Sept. 2015. If we're going to compare those two, this one, 2001 Oak, is the easier house to love, deserving of the new top billing. From the official listing description:

"[T]his property has the most open and functional layout you will find in the Trees. Amenities include: 7 1/2" wide Oak floors, two zone AC, Sonos electronics, Nest thermostats, speakers throughout living areas and pre-wired for security cameras. 628 30th Street Manhattan Beach CA628 30th (3br/2ba, 1350 sqft.) is a 1940s cottage with a some 1980s-ish updates, showing now as very clean and conceivable as a remodel if you'd like to keep the modest house and ample front/back yards.

Unlike your typical mid-century house, the kitchen here is in the back, not the front, meaning it is in view of the backyard – something families today tend to prefer.

Bedrooms are of decent size, nothing spectacular, but the master is of an unusual, almost triangular, shape, in the rear of the house.

The home is charming enough that you may feel a tinge of resentment toward the come-on for buyers to consider this a building site. Let's keep a little old-MB charm, already! We'll see. From the listing description:

"Cape Cod family home located in coveted tree section of Manhattan Beach. Ready for move in or buildable 40 x 120 lot for your dream home! Sand Section

132 16th Street Manhattan Beach CA

132 16th (4br/5ba, 4050 sqft.) is... wow.

Newer construction (2013 build), this one was built to the nines and then customized to the nines, and now looks to sell in the tens ($10.499M, to be exact). Location is on a walkstreet well west of Highland, with views toward the north from the front of the home, to the south from an enclosed patio/room in back. From the official description:

3105 Alma Avenue Manhattan Beach CA

3105 Alma (3br/4ba, 1900 sqft.) is a townhome with a sliver of a view, and an open top floor. Bedrooms are on the smaller side. It's well-done for what it is, though the style of the construction is fading nowadays. More from the official description:

East MB

1601 Nelson Avenue Manhattan Beach CA

1601 Nelson (6br/7ba, 5800 sqft.) is... double wow. Triple wow.

Absolutely huge. Unique. Over the top. Open. Smashing. Slick. Wow.

We were just saying last week that some new East MB homes are "redefining the area ... as a luxury haven." (That was in the context of the new listing at 1400 23rd.) This one is far more house, and a far more luxurious house, than you might expect one block from the high school. But maybe this is where Manhattan Beach is going.

Modestly self-described as a "superhouse," this contemporary – with nice "softening" features like reclaimed woods – is oversized thanks to the 8500 sqft. corner lot. That allows for about 5800 sqft. of living space, which is... a lot! There are two bedrooms downstairs, one of which is an enormous master suite with fabulous bath that would stand alone to define the house as super – if it weren't for every darn other thing across the span of this enormous complex of a house that pushes the envelope even further.

1616 Magnolia (3br/2ba, 1750 sqft.) is a custom home with a uniquely opened-up first floor, fairly large yard on a triangular lot. From the official description:

1505 11th (4br/4ba, 3225 sqft.) is a sizable home under $2M – just the sort of thing that has been drawing all the buyer action these days. From the official description:

1321 21st Street Manhattan Beach CA

1321 21st (5br/6ba, 5050 sqft.) is a big, different sort of East MB spec home. Pre-completion, they actually sought $4.4M+, then officially listed at $3.800M, but this one is newly down to $3.200M, which is how it makes our list this week.

They are calling it "Mediterranean," but that may be for lack of any perfect word that might capture the custom style used at every turn. You might think that there are only so many things you can do with a floorplan or choices of materials, but we'll say simply that this one stands alone in terms of design and execution. One to see if you can. From the description:

"A formal entry welcomes you to the open living room with dramatic 2 story ceilings that move the eye from the fireplace as a focal point to the rich wood beam ceilings and on to the open wine bar.
