Weekend Opens (9/19-9/20/15)

It's that magical time again, where the kids head out to the pitch, and the coaches and parents try not to pitch a fit while watching the young'ns tear it up in the beautiful game.

This weekend, at least, we can give thanks that the kids aren't risking their lives out there. Conditions are at least more moderate. 

Plans for the rest of the weekend... umpteenth soccer game, Halloween decorations, or, hey! the beach looks great!

Sand Section

216 16th (9br/8ba, 5275 sqft.) is a double lot on a prime west-of-Highland block near downtown.

There are two structures there, each dated in their own ways, so you have to view the near-$11M start price as being all about the dirt underneath.

It's rare earth, to be sure, and perhaps we are at a point in Manhattan Beach real estate where a parcel on the teen blocks is worth $5M or more per 2700 sqft. plot.

The fairly easy comp is further north: 121 34th was offered as a double lot near The Strand at $10.0M, and it sold for every penny of that late last year.

Isn't midtown worth more?

For what it is worth, the offerings here consist of two separate plots with two separate APNs, so they could, hypothetically, be sold separately. But you can count on all efforts going first toward selling them jointly, with the bonus premium that should attend a rare double-lot opportunity.

Tree Section

If there were a three-letter word for "hot," it would be "Oak."

1829 Oak Avenue Manhattan Beach CA1829 Oak (3br/1ba, 1400 sqft.) is now the 17th listing on Oak Ave. to come to market in the past 18 months. Fifteen of those listings found buyers, and 2 are on the market now. If both sell, it's a sweep.

Hot hot hot.

This one is a 4680 sqft. corner lot with an original, almost untouched (but fairly clean) 1940s cottage on it.

You might view it as a lot sale, but the home certainly could be saved with updates.

The location along 19th St. is not unlike that of 1900 Elm, a difficult house across the street and catty-corner to this Oak location that recently sold for $1.600M, arguably lot value there.

19th St. is busy because it carries traffic to and from nearby Sepulveda. That seems to have impacted interest in 1900 Elm, but it did sell for $300K more than the start here at 1829 Oak, so who knows what happens here.

1829 Oak starts at $1.295M and is open Sat. & Sun. from 1-4pm.

East MB

1466 Manhattan Beach Boulevard 1 Manhattan Beach CA 1466 Manhattan Beach Blvd, #1 (2br/2ba, 900 sqft) is a remodeled condo near Polliwog Park, called "gorgeous" and "the best priced place to buy and live in Manhattan Beach" in the listing.

This listing belongs to another agent at Confidential Realty, so we won't pretend to offer a "review" of it. But it's obviously in good shape, centrally located and one of the lowest-priced listings in a long time in Manhattan Beach. Also, per the listing, there are all newer windows & interior paint & landscaping.

1466 Manhattan Beach Blvd starts at $549K and is open Sun. 2-5pm.

1131 6th Street Manhattan Beach CA1131 6th (5br/5ba, 5025 sqft) is new construction barely east of Sepulveda. In fact, the listing description notes that it's only "[o]ne block from the Manhattan Beach Hill Section," that block consisting largely of Sepulveda itself. 

This is an enormous home with a side courtyard and a fairly small backyard for one of these typical 7500 sqft. lots. There are choices to be made in building; here they opted for interior space.

From the official description:

"Brand new beautiful Plantation Contemporary home... The first floor features a large great room with fireplace and 2-story ceilings, gourmet kitchen with island which opens up to the separate family room with fireplace and glass sliders that lead to the backyard. This is the debut weekend for the home, now that it's complete and staged, but it sports 21 official DOM and 175 CDOM ("combined days on market") from a prior listing that was active during construction. (The price was also higher, $4.499M, previously.)

The high sale for a new home on a 7500 sqft. lot east of Sepulveda historically is 1632 Voorhees (5br/5ba, 4500 sqft.) at $3.251M. Was that sale a long, long time ago, you ask? Why, no. It was in June 2015.

1131 6th starts at $3.99M and is open Sat. & Sun. from 1-4pm.

Here are just a couple of East MB homes that have been around for a while, still looking for that buyer...
