Weekend Opens (9/2-9/3/17)

By Dave Fratello | September 2nd, 2017

People didn't always spend all day working at computers, in cubicles, or jumping on conference calls.

Today, it's not even fair to say that most workers do.

But there have been big strides toward fair labor practices, and that's supposed to be the point of your Monday off.

Yes, picnic. Yes, go to the beach. Yes, sleep in and spend time with family. But remember, we've got it pretty good.

This weekend has just a few new open houses, but some of our recent favorites are debuting now. A good sign for the next several weeks of the market, perhaps.

Our video this week includes must-see 316 27th, 469 29th and more:

Email subscribers and some mobile users will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Sand Section

469 29th469 29th Street Manhattan Beach CA (4br/3ba, 1465 sqft.) is a darling and ready-to-go remodeled cottage with additions.

Master suite is upstairs (in front), while the balance of the beds/baths are on the first level, with a spacious open kitchen/great room in back. Those living spaces open to a paved back patio.

469 29th Street Manhattan Beach CAIt's easy to feel the quality of the remodeling and to feel its properly balanced mix of modern sleekness with a warm, beachy feel that befits the original home.

At about 1450 sqft., this one won't fit a lot of families too easily, and it's too dressed-up now to consider for additions. But for younger families or downsizing buyers, it could be a very good fit.

More from the official description:

316 27th316 27th Street Manhattan Beach CA (4br/6ba, 4180 sqft.) really belongs on your tour list for the weekend. The current listing photos are limited and mostly drawn from renderings rather than in-person pics. Our video (above) pulls in somewhat more, but it's brief, too.

To appreciate this very current, very custom ocean-view property really does require a visit. You'll notice right away the difference in the floorplan from the typical Sand Section house owing to the 60x45 lot size. It's still 2700 sqft., like a typical Sand Section lot, but squarish rather than long. That leads to a different floorplan.

They're calling the style "coastal contemporary." This builder's known for some unique takes on current styles, blending modern with the common preference for white, bright and open spaces. (The builder's former, frequent nods to Asian modern stylings are not present in this home.)

316 27th Street Manhattan Beach CAThere's a lot to say, but the 3rd floor living areas here are the prize that makes the whole project worthwhile. Situated up a steep slope and looking out over a lower building, the home's views stretch out over Bruce's Beach Park. And you can see those views almost anywhere on that main living level.

There are 3br on the entry (middle) level, including the master up front. A 4th bedroom and den with wine cellar are downstairs on the garage level, with the living space qualifying as basement space. That's important because...

... the home has what feels like an unheard-of 4th story/roof-deck-type room in back, above the living areas, offering a midsized den with disappearing doors out to a view deck with firepit. This would be an outstanding place to host a small crew on the weekend, or to retreat each and every day.

316 27th Street Manhattan Beach CAMore from the official description:

"Outstanding coastal contemporary home... this brand new construction is unlike anything you will find on the market. The ocean views alone are spectacular ... [takes] full advantage of them with both the common living areas on the 3rd floor as well this rarity for Manhattan Beach - a top floor roof deck with built-in fire pit. The garage level features a 3-car garage wired for an electric vehicle charging station, a guest suite, a TV/home theater room wired for 5.1 surround sound and a wine grotto. The entry-level floor features a unique indoor-outdoor front entry and houses 3 more bedrooms, including a grand master suite - all with en suite baths. The 3rd floor, designed as a split-level great room, includes a family room with fireplace and a casual, beach living room that opens onto a covered deck with fabulous views, all surrounding a centralized kitchen with top line appliances like Wolf and Sub-zero. There is also a formal dining room and an ocean-view dining nook. Lastly, there is the top floor deck and adjoining multi-purpose room (office/guest bedroom/entertainment room/yoga studio) with its own full bath. All floors are accessible via the 4-stop elevator or a unique, wrap-around 'floating' staircase with solid 3" oak treads."

316 27th begins at $6.599M and is open Sat. & Sun. 2-4pm.

432 32nd Street Manhattan Beach CA432 32nd (4br/4ba, 4293 sqft.) is being properly couched as a remodel-in-waiting. The plateau location is nice, on one of the streets with relatively more sales activity recently and plenty of nice homes up and down the block.

Mostly, the original 1990 build shows through, inviting a creative buyer to come in and put their "creative stamp" on it. (That's the listing description talking.) More from the official description:

"This home is situated on a private cul-de-sac, just a few short blocks to the beach, short walking distance to Grandview and North Manhattan restaurants and shops. This home features 4 bedrooms, 3 ½ bathrooms, a den that can be converted into a 5th bedroom and an office with built-in desks. The kitchen has 2 dishwashers, 2 ovens, Wolf 6 burner stove and 2 stainless steel sinks. With parking coming at a premium in the Sand Section, you will love your 4-car garage and an additional parking pad. This home is perfect for unforgettable entertaining where you will enjoy ocean views and endless sunsets from 3 different decks.
