By Dave Fratello | September 21st, 2019

Another busy weekend, enjoy it if you're house-hunting.

We'll have our 933 28th listing open Sunday 2-4pm.

There's plenty more out there, too (see our reviews below).

221 19th Street Manhattan Beach CANot open, but really spectacular to look at, is 221 19th (6br/7ba, 5650 sqft.), a new walkstreet modern west of Highland. Big views (currently) plus a great sense of style in something of a soft-modern style. (Asking: $10M.) If you're inclined to see it in person, call or email Dave!

Our video this week features 1756 10th, 625 Marine and more that are open, plus some that aren't, like 524 24th, 221 19th:

Tree Section

625 Marine625 Marine Avenue Manhattan Beach CA (3br/2ba, 1200 sqft.) is a cute and updated cottage, now 1 of 4 spread around the Tree Section.

If you don't need too much space, like a little throwback o.g. Manhattan Beach flavor, suddenly you've got choices. (Two more cottages follow this listing in our weekend reviews; one is Dave's listing at 933 28th.)

625 Marine Avenue Manhattan Beach CAHere the front of the home features the common spaces, with the kitchen opened up a bit to be part of the room. Bedrooms are all in back. Baths and kitchen show fairly recent upgrades.

625 Marine Avenue Manhattan Beach CAThere's a quaint, paved backyard entertaining area and, as often happens with smaller homes, the garage is now being used as an extra den.

More from the official description:

"Conveniently located in the tree section, this home lives up to the name with its charming 'secret garden-esque' landscaping. Brick and pebble footpaths lead down the long driveway and up to the front porch. Inside, the living and kitchen area are open to one another, creating a perfect environment for entertaining. The updated kitchen features high ceilings, stainless steel appliances, granite countertops, bright bay window, walk-in pantry, breakfast bar, and a beautiful farmhouse sink. Dual sets of french doors lead outside to an inviting, private front patio. Further amenities include hardwood flooring, large windows, and built-ins. A charismatic brick fireplace separates the living area from the rear of the home, featuring all three bedrooms, including the master suite with access to the spacious backyard oasis. ... A sizeable shed and two car garage with built-in bar provide ample space for storage."

625 Marine begins at $2.199M and is open Sat. & Sun. 1-4pm.

933 28th933 28th Street Manhattan Beach CA (3br/2ba, 1320 sqft.) is Dave's and the Edge team's new listing of a remodeled cottage in a quiet spot near the greenbelt.

If you've never heard of 28th St. before, that's OK. There are only a few houses on this little spur off of Ardmore. It's almost a "secret street."

933 28th Street Manhattan Beach CAThe #1 reaction we've experienced so far to the home is "cute!" We also hear people say that it seems bigger than the stated 1300+ sqft., but you be the judge. One reason for that feeling is probably the fact that the home features two separate living areas, one in front and one in back opening to the yard. In this size of a home, often there's only one common room.

933 28th Street Manhattan Beach CAAs we have observed here more than once, as much as we all love big, new homes with smashing design, there's a lot to love about the original cottages that have been expanded and updated along the way, refreshing the neighborhood rather than replacing it wholesale. This is one of those great little places with character and, not incidentally, just about the lowest price in the Tree Section for a move-in-ready home.

Here's our official description:

933 28th Street Manhattan Beach CA"Storybook charmer in the Tree Section! Tucked away on a quiet, ultra-low-traffic street, this lovely cottage offers a remodeled kitchen, beautiful hardwood floors, bright living spaces in front and in back and a nice backyard wrapped in blooming bougainvillea. Enjoy a separate, private master suite over the garage. With its welcoming Dutch door, bay window, French doors, fresh paint, wonderful new kitchen counters and subway-tile backsplash, this home has both style and upside. Just steps to the greenbelt and walkable to the beach, downtown MB, The Point and the new Manhattan Village. Family room/den opening to backyard could serve as a 4th bedroom. New garage doors. This clean, fresh and move-in-ready home is just waiting for you to make it yours."

933 28th is at $1.799M and is open Sun. 2-4pm.

505 17th505 17th Street Manhattan Beach CA (2br/3ba, 1670 sqft.) is just a 2br home on a corner lot at Ardmore but at the entryway to one of the super-prime streets of the Trees, the cul-de-sac street at 17th.

Boasting both front and rear living rooms, this one also offers the surprise of a crystal-clear pool and cabana.

505 17th Street Manhattan Beach CAThe recent remodel is pitch-perfect, adding completely modern updates in a classic, beachy style.

3419 Bayview3419 Bayview Drive Manhattan Beach CA (4br/4ba, 3385 sqft.) is a unique, well-positioned Spanish home on a walkstreet corner with big views.

3419 Bayview Drive Manhattan Beach CAThe layout's a bit unusual across 3 levels, with a midfloor master and 2br below, then a 4th bedroom/office on the top floor in back. All common spaces are open on the top/3rd level, and there are very good, unblockable ocean views from each corner in front where french doors open to the front deck.

The home sports a 1989 build date and perhaps some upgrades since then, including recently new carpet, though overall the home has some rough edges. The listing calls it both "turnkey livable" and speaks of unlimited "remodeling options."

3419 Bayview Drive Manhattan Beach CA"There are so few lots in the Manhattan Beach Sand Section west of Highland Ave. that offer unobstructable panoramic whitewater ocean views. There are even fewer still that are located on a Walk Street corner lot. This classically styled Spanish home on an oversized 'half' lot which is 33' x 56.5', results in a home that is 3,385 sq ft with 4 Bedrooms and 4 Baths, including a master suite with soaring beamed ceilings that are 12 feet tall! The living area is on the top floor of course, taking full advantage of those unimaginably breathtaking views. The Island kitchen with granite counters, spacious breakfast nook and dining area are all highlighted by hickory pecan plank flooring and walls of glass drinking in the views. Although turnkey livable, this property's remodeling options are limited only by the imagination. With great workable bones and a classic exterior, this amazing corner walk street home offers some of the best views in Manhattan Beach."

3419 Bayview begins at $4.300M and is open Sat. & Sun. 1-4pm.

East MB

26 Fairway26 Fairway Drive Manhattan Beach CA (4br/3ba, 2400 sqft.) is a very remodeled townhome on the golf course.

The floorplan is one of the most sought-after, not only a Plan 8 with the master on the main floor, but an "8F" which adds a dedicated office space upstairs. (Or is that a bedroom?)

26 Fairway Drive Manhattan Beach CAKitchen and master bath are modernized, as is flooring. Upstairs spaces are upgraded, also, but feature carpeting.

That spot on the golf course is just about perfect. The back patio looks out over the course but is situated to avoid much direct sun.

From the official description:

26 Fairway Drive Manhattan Beach CA"You will love coming home to tree lined streets and clear skies (no powerlines) to this beautifully renovated 4 bedroom/3 bath home that resides in the heart of the development. 1131 8th1131 8th Street Manhattan Beach CA (5br/6ba, 4400 sqft.) was a frequent flyer on the MLS through 2014-17, when it finally sold.

List prices ranged from as high as $4.000M, to a low of $2.729M right before it closed for $2.600M in April '17.

It's back now at a big markup, $3.475M, which was about the asking price in mid-2016, before more cuts.

1131 8th Street Manhattan Beach CABased on the relative newness of the home (2015 build), home size and lush pool backyard, it looks like it should sell high. A busy street appears to hold it back. We'll see this time.
