Weekend Opens (9/22-9/23/18)

This is the kind of weekend you want to see in Fall. 

The weather's not too hot, but the days aren't too short. We probably have more clear days in September/October than at any other time of year.

416 21st Place Manhattan Beach CAHigh school football is in full swing, and the kids' soccer teams are starting to make their games look a little bit more like soccer. (Or, in some cases, well-oiled machines.)

And in real estate (our real purpose here, after all), we've got plenty of options this week, including Sand Section townhomes and several options in the Tree Section - including a few elite-level properties.

There are 51 listings competing for your attention by opening the doors this weekend.

Sand Section

416 21st Place416 21st Place Manhattan Beach CA (3br/4ba, 1955 sqft.) is Dave's new listing. As you know, we don't generally offer "reviews" of our own listings, so we'll just supply the official description below. 


What you need to know is that this home is quite intentionally priced to sell. It's not "too good to be true," it's true. Ready to go. 

Consider a few potential comps:

320 23rd St. (3br/4ba, 1785 sqft.) is smaller and several years older than 416 21st Place, and didn't have as many updates. Sold for $2.275M in August.

436 23rd Place (3br/4ba, 1920 sqft.) is smaller and has no views. Sold for $2.099M in June.

409 15th St. (3br/4ba, 1915 sqft.) is also older and largely not updated, fronts a busy street downtown, but sold for $2.040M in January. 

You might even consider 1408 Manhattan Ave. (3br/4ba, 2240 sqft.) at $2.547M, with some adjustments (that location is busy).

Or look at the El Porto TH at 225 36th Place (3br/4ba, 1850 sqft.) that came to market recently at $2.199M and had a deal within a week.

The home sports a build date of 1981 and features some updates. There are too many windows and skylights to count, meaning an overflow of natural light. (That's a good thing.)

3617 Pacific3617 Pacific Avenue Manhattan Beach CA (5br/6ba, 2800 sqft.) is a custom home at the corner of Rosecrans/Pacific, surprisingly modern inside. 

Location and price challenged this home on the market in 2016/17, when they tried to get $2.5M-$2.8M. It's back at a more compelling $2.195M asking price, and may have a chance now.
